Matena's Market: Pleasant living and shopping.

At the end of 2018, the first pile was driven in Papendrecht for the Markt van Matena residential and retail complex in the Baanhoek-West neighborhood. Local residents are pleased with the arrival of these long-awaited facilities. Completion of the entire structure is scheduled for the summer of 2020.

Family firm Batenburg Bouw & Ontwikkeling from Bergschenhoek is working on the realization of 3,500 m² of stores and 40 apartments. These will all be rented out. Matena's Market consists of two residential towers of 5 and 6 floors. They are luxurious three- and four-room apartments ranging from 85 to 110 m². The common plinth below will house stores and a catering facility. On the roof of the shopping center there will be a parking deck adjacent to the roof gardens of the apartment buildings. 

Long-awaited
There has been a lot of construction in the Baanhoek-West neighborhood for about 20 years, but there were still no good shopping facilities. This will now change. Once the complex is completed, local residents will be able to do their daily shopping closer to home from now on. "They do have to be patient for a while," says Erik Batenburg, director of Batenburg Bouw & Ontwikkeling. "Right now the foundations are ready and we are working on the floor of the first floor. This will be followed by the retail layer and the parking roof." The structure is founded on in-situ formed piles (vibro-piles). This was chosen because soundings showed that the sandy soil was too erratic for prefabricated piling. The entire superstructure consists of a cast-in-place concrete structure with wide slab floors. Maintenance-free materials were chosen for the entire complex, including aluminum window frames for the apartments and stores.

Multiple roles
The 150-year-old construction company is fulfilling several roles in this project. Batenburg: "We do everything here; we develop, are main contractor and end investor. Most builders have a development branch, we are not unique in that. But we have expanded our activities to include the acquisition of investment property. That is special. The advantages of that are that we generate some of our own work and get better yielding investment properties relatively affordably. We offer a total package where we control everything ourselves, there are no more parties in between."

Pleasant living
At Market for Matena, the benefits for local residents are clear. But for the residents themselves, there is still work to be done to deliver a residential complex that is pleasant and as socially safe and sustainable as possible. The location about 100 m from the A15 motorway necessitates additional soundproofing measures to make the dwellings pleasant to live in while meeting legal noise requirements. "We are applying soundproof glass for this purpose, with special ventilation grilles that prevent noise, such as sus boxes. In addition, we provide various facade openings with additional front glass to further block out noise," said Batenburg. "Of course, with PV panels on the roofs of the residential towers, HR+ boilers and HR++ glass, sustainability is also taken into account."  

The social security of the residents has also been considered. The main entrances of the residential towers will be designed to prevent unwanted persons from entering. Naturally, all the locks and hinges will comply with the Police Mark class 2. The parking pressure in the vicinity is fairly high, partly because the residential/shopping location borders a green area. The parking deck on top of the store roof provides safe and sufficient parking for residents. Shoppers can park at ground level.
