More energy efficient with less disruption. Logistical challenge in Rosmalen

KnaapenGroep is ensuring that 91 homes on the Burgemeester Molenaarhoeven in Rosmalen will improve by three label steps. No sinecure in a narrow, inhabited neighborhood, where inconvenience must be kept to a minimum. Yet the company succeeded, thanks to a good logistics plan and a hub outside the neighborhood.

Of the 91 homes, the roof will be insulated. In addition, the window frames will be replaced with new HR++ glass. New doors, better draught-proofing and cavity wall insulation also contribute to energy savings. All homes will receive a hybrid heat pump system and a large portion will be equipped with solar panels. In this way, some of the buildings will go from a D to A and from a C to A+ label.

Bob Hermans of KnaapenGroep: "Such an extensive renovation in such a narrow neighborhood with little storage space, that can rightly be called a logistical challenge." Housing association JOOST already ran a pilot in the preliminary phase, which showed how much inconvenience the work could cause. Three contractors were asked to come up with a solution to this. "The logistics here were actually more important than the price. We decided to store all the material outside the district and drive into the district every day. The trucks unload at a company site and we only take into the district what is really needed at that moment." To further reduce the inconvenience, there are hardly any containers in the Mayor Molenaarhoeven. "In the evening and on weekends, the neighborhood is simply empty again."

Future-oriented renovation

Nuisance is also kept to a minimum during the work: "IsoBouw's SlimFix RenoTwin sheets allow us to insulate the roofs from the outside. The plastic window frames with HR++ glass can be easily installed, but also removed again." The latter is beneficial because more will be needed in the future to make the homes completely gas-free. "By using a roof plate with an overhang, a facade can be put in front of the existing facade. The window frames then just move with it." However, the houses in the Molenaarhoeven are already becoming much more energy efficient. Hermans: "In this case, the central heating will remain, but the ventilation will be replaced by the Inventum Modul-air heat pump. This extracts the air in the house, then new fresh air enters through the grilles. The 'old' air is heated in the house. This heat is extracted and used to heat the central heating system."

Where necessary, the contractor also performs demand-driven maintenance inside, such as renovating bathrooms. "We do this not with traditional tiles, but with Fibo Trespo laminated boards that we install against the existing tiles. As a result, we don't have to take drying time into account. The kitchen and toilet can thus be renovated in one day." KnaapenGroep is also making many provisions for flora and fauna. "There are cabinets for swifts, sparrows and bats, some of which are incorporated into the IsoBouw roof panels." All homes also receive rain barrels and an infiltration plan to allow rainwater to drain directly into the soil of the garden (instead of into the sewer system). Thus, the renovation project is good for the climate and nature.
