A HOME FOR STARTERS

Affordable housing for young people is scarce, but that is about to change in Gouda. On Burgemeester Jamessingel, De Vries en Verburg is building 1828: a residential complex especially for young people between the ages of 18 and 28. This innovative concept includes independent apartments, shared facilities and workplaces. A solution to the housing shortage and a place where young residents can form a community together. De Vries en Verburg has the honor of realizing this special project. "Here we are building a home with a plus," says project manager Marco Pellikaan.

With nearly 40 years of experience, De Vries en Verburg has built a solid reputation. The Stolwijk-based construction company is active in twelve market segments, from healthcare and education to commercial real estate. De Vries en Verburg develops projects itself, works in tenders, and works directly with clients in construction teams. This broad expertise also brought the company into the picture with client 1828 Group. This is the first project within the 1828 concept, but more may follow. De Vries en Verburg is therefore actively thinking along about sustainable housing solutions that can be applied in multiple complexes. "It is great to help build a housing concept that really fills a gap in the market," says Pellikaan.

A residential concept with a vision 

1828 is a thoughtful housing concept by 1828 Group, specifically aimed at first-time buyers who are having difficulty finding housing. There will be 247 rental apartments in Gouda, of which 87% will be social rental. Young people can live there for up to five years without losing their registration period as house seekers. This keeps the complex accessible to new generations of house seekers. In addition to a private kitchen and bathroom, 1828 offers a communal area where you can socialize with fellow residents and make use of a laundromat and flexible workstations. This creates a dynamic living environment where privacy and community go hand in hand. The presence of a manager at the central reception also ensures a pleasant living environment and a point of contact for residents.

Building with speed and precision 

Construction has recently started and is proceeding at a rapid pace, thanks to tunnel casting. This system allows a new floor to be built every week. The complex consists of a tall 16-story tower and a lower one of 8. "Within 18 weeks, the entire shell will be up," Pellikaan explains. "That requires tight preparation. We worked six months ahead, because once the process runs, everything has to be 100% right." Structural work is expected to be completed in October 2025. This will be followed by the facades and finishing, so that the building can be completed in June 2026.

Thinking along with the client 

What is special about this project is the intensive cooperation between De Vries en Verburg and project developer Wibaut. Because this is the first 1828 project they are realizing, they are constantly looking for smart solutions that can also be used for future complexes. This applies, for example, to the choice of materials. "There is a lot of turnover in such a complex, because residents move on after a few years," says Pellikaan. "Therefore, together with the client, we look for sustainable materials that can take a beating and require little maintenance."

A valuable addition to Gouda 

For Gouda, 1828 represents an important step in addressing the housing shortage among young people. The target group has great housing needs and this project not only provides a home, but also an environment where they can live, work and meet. Also, future residents with crucial occupations will be given priority for housing. This allows them to live close to their work. "It is a concept that suits the life stage and lifestyle of young people," Pellikaan concludes.
