The apartments of Hof van Pampus function - with a comfortable and sustainable energy installation for heat, cold, hot tap water and electricity - completely without natural gas. To achieve this, the installers performed unique technical feats. For example, the wells were installed under the building and the installations were installed faster than ever.
To execute the installation contract, ZON and Dubotechniek joined forces. ZON already had extensive experience in sustainable installations and combined this with a plug-and-play WKO installation from Dubotechniek. This allowed them to jointly offer and install the complete heat installations. Contractually, this did present a challenge. "ZON is the operator of the installations as well as the manager for 30 years," says John Braakman, director of ZON. "Ter Steege Bouw Vastgoed is the contractor and Bouwinvest the landlord. This three-way involvement resulted in a contract that is as complex as it is unique."
Sources in foundation piles
Unique to the project is the location of the wells. Due to space constraints around the apartment buildings, these are located under the building in the foundation piles. Braakman: "We used soil displacement foundation piles for this, in which we made a closed loop during drilling. This loop acts as a source for the heat pump. It is the second time this solution has been applied on such a large scale."
High-temperature water pumps
The use of high-temperature heat pumps is also special. It is technically complicated to produce these heat pumps. ZON has been dealing with this since 2017, using existing products (of-the-shelf). Now it is reaping the benefits of this innovative attitude and is ahead of its peers.
Solar roof
Some 400 solar panels were installed on the roof for the extraction of electrical energy. The solar panels remain the property of ZON, which financed the panels and sells the electricity to users. The panels also provide the energy for the 15 parking spaces equipped with electric car charging stations.
The connection
A communication system connects the delivery sets in the apartments to the power plant in the technical room. The system records the heating, cooling and hot tap water delivered to the apartments as needed. The delivery sets in the apartments also contain the measuring and control equipment that records consumption. These energy levels and temperatures can be read by the residents, as well as remotely. A big advantage for the operator. In case of complaints - for example, a bedroom that does not get sufficiently warm - it can remotely trace and remedy the malfunction.
Installation in one day
The all electric system was completely modularly constructed in the factory. This allowed the prefabricated elements to be delivered and assembled in the technical room in one move. "This prefabrication provided tremendous benefits," Braakman says. "Just think about less traffic movements, less manpower, less tinkering on site, no pipes, lines, welding structures, hoists and more. Hof van Pampus is not only sustainable after completion, but also in the preliminary process."
