From vacancy to life: Geinse Wal inspires

The story of Geinse Wal in Nieuwegein is a metamorphosis that inspires. Two vacant office buildings, once a source of decay, have been transformed into 48 modern, energy-efficient apartments. Here, contractor Van der Vlist, under the leadership of project coordinator Jacqueline Ente and manager Richard Terlouw, proves that transformation is more than building: it is seeing and seizing opportunities.

Aannemingsbedrijf Van der Vlist is based in Alphen aan den Rijn and has built a solid reputation in the Netherlands. "Our strength lies in combining development and construction," says Terlouw. "We do everything in-house - from concrete work with our own plant to complex transformation projects. This working method ensures shorter lines, lower costs and efficient processes." 

Van der Vlist's portfolio includes a wide range of projects, from new construction and renovation to redevelopment. "Complete transformations like Geinse Wal are very satisfying," says Ente. "You see something that has lost its function and give it a new future. We do that not only technically well, but also with an eye for the customer."

Taking advantage of opportunities

Geinse Wal consists of two former office buildings on the edge of Nieuwegein's city center. "The properties had been vacant for years," Ente explains. "But our director Peter van der Vlist saw the potential. Especially in these times with enormous need for housing." By preserving the old shell and adding sustainable elements, the project took shape.  

The location offers an ideal mix: close to downtown, but with plenty of space and greenery nearby. For residents, a lot of city amenities, such as a shopping center, theater and park, are within walking distance. "That makes this place ideal for a broad target group," says Dr. K. K., who is also a resident of the city. 

Smart building for now and later

The transformation of Geinse Wal goes beyond an aesthetic upgrade. Van der Vlist deliberately focused on sustainability and energy efficiency. "The apartments have energy labels ranging from A+ to A+++ , are well insulated and have solar panels," says Terlouw. The facades are covered with stone strips on insulation boards; a technique that fully integrates the old shell and makes the building even more sustainable. Balconies have also been added to the existing structure. "As Christmas on the cake, we have connected the buildings to the heat network, this reduces greenhouse gas emissions through less use of fossil fuels."

A new chapter for Nieuwegein

With 48 apartments ranging from 51 to 74 square meters, Geinse Wal offers space for both first-time buyers and move-up buyers. "We had thought that mainly seniors would be interested, but it actually turns out to be a mix of ages with a peak of young people," Terlouw says. "We completed the final phase of the project in mid-January and the enthusiasm of the buyers was contagious. It's wonderful to see how this project is making a positive contribution to the neighborhood."

Indeed, the metamorphosis has enchanted not only the new residents, but also the rest of the neighborhood. Where there was once vacancy and decay, there is now a lively and future-proof residential complex. Ente: "This project shows how you can really make an impact with a strong vision and collaboration."
