Industrial park turns into new live/work neighborhood

One hundred apartments are currently being built in two residential towers in area development Santfort in Zandvoort. It will be a place for young and old thanks to the choice of different types of apartments. All hundred apartments have been sold. Niersman is the main contractor building the residential towers.

A whole new neighborhood is being developed where the Nieuw Noord industrial park used to be. The residential towers will house one hundred owner-occupied apartments in nine floors. Developer Pact3D itself took care of the groundwork and the WKO installation. Niersman is coordinating the parties doing the work for this and taking care of the rest of the construction. "The common areas are delivered ready with tiling, wallpaper and flooring. We provide the owner-occupied apartments with the kitchen installations, plumbing and doors, but the finishing touches must be done by the buyers themselves," says project manager Patrick Voskuilen.

External influences

The residential towers are relatively close to the coast. This means that weather influences and strong winds must be taken into account. That wind also regularly affected construction, Voskuilen says. "When the wind is calm in other places, it can still be strong at sea, forcing cranes to stop. As a result, we did have some unworkable days. We take that into account in the planning so that the project is not delayed as a result."

The project did suffer some delays due to the corona crisis. Niersman began construction in February 2020, meaning employees had to find their way around online meetings soon after. Next, the crisis meant that materials sometimes didn't get delivered, even though they were ordered on time. Voskuilen: "That's a challenge that plays out throughout construction and one we have to learn to deal with."

Dune Landscape

In the area development, all buildings are gasless and equipped with heat pumps and solar panels. Low-maintenance materials are also used. It involves a concrete shell, which was poured on site. Against it came facade racks in wood frame construction. The yellow, ceramic cladding ensures that the residential towers blend nicely into their surroundings. "Those tiles are 20 by 40 inches in size. There are plastic window frames in them to finish it off," Voskuilen says.

From the apartments and the sheltered outdoor space, future residents will have views in two directions. The space in front of and between the buildings will also be designed with the dune landscape as an example. Parking is available in the parking basement under the towers. "The parking basement is half sunken. So it sticks out above ground level," Voskuilen continues. "Laying dune sand around it creates a kind of roof garden, which looks like a dune landscape. So the parking basement is seamlessly incorporated into the landscape. You have the idea that the two towers are directly in the dunes."

New phase

"We hope to have the towers completed by Christmas. Then people can move into their new homes in the new year," Voskuilen said. Behind the residential towers will be thirteen entrepreneurial homes with floor areas ranging from 255 to 231 m2, a roof terrace and three parking spaces. The special feature of these homes is that working and relaxing go hand in hand. Within ten minutes, residents are on the beach, but with no travel time they can get to work. This second phase started in week 43 and is also being built by Niersman. Previously, two industrial buildings and business units were also realized by Hercuton.  

Santfort homes get seaside-coated awnings

For more than 55 years Schellekens & Schellekens has been supplying project blinds throughout the Netherlands. The sun blinds are produced in their own factory in Beuningen. In the sales process, the customer's requirements and wishes are translated into customized advice, taking into account the (im)possibilities in detailing and execution. For example, the buyers of the company houses within area development Santfort were given the opportunity to choose ZIP screens with a seaside coating. The screens, equipped with radio-controlled motors, can be operated with handheld transmitters.

Commissioned by construction company Niersman, the awnings were mounted by Schellekens & Schellekens in March of this year. By making this run simultaneously with the lowering of the scaffolding, two towers could be fitted with awnings simultaneously. "By discussing all the possibilities and impossibilities well in advance, the project went perfectly," says Hans 't Lam of Schellekens & Schellekens. "The details were discussed in advance and properly checked during construction. Thanks to the management of the execution team from Niersman and the work preparation and assembly supervision from Schellekens, the project went smoothly."

Santfort apartments get energy-neutral window frames 

For the hundred apartments within Santfort, De Jong Rutten supplied and installed 556 plastic window frames in the K-VISION Trend series. The beauty of these window frames is that they are produced entirely energy and therefore CO2 neutral. Moreover, they are largely produced from circular raw materials.

In late 2020, De Jong Rutten began installing the first window frames on the first floor. By the end of 2021, the work was completed. Everything went according to schedule thanks to close consultation with the other parties working on the facade.

During the work, De Jong Rutten supplied the indoor balconies from the inside. For this, it was necessary to check in advance with the contractor where they could temporarily place the glass. Moreover, the sliding doors were too large to install in one go. Therefore, De Jong Rutten delivered them in parts and assembled them on site for assembly. It was the first project the company did on behalf of Niersman. The good cooperation has since led to follow-up orders.

Smooth delivery of precast elements

For the hundred apartments within the Santfort project, Hop Prefab made the prefab balcony slabs, columns, elevator walls and stairs. Quite a job, but the company managed to make it a great success in cooperation with the construction company.

Hop Prefab makes quality customized products for residential and commercial construction. All products are produced in their own workshop in Baarn. "Thanks in part to the pleasant cooperation with the work planner and foreman, we were able to deliver the elements smoothly and the project went well for us," says Jaap Hop. "The challenge for us was that production came very quickly behind execution. It involved 140 balconies, 80 elevator walls and stairwell walls, 34 stairs, 87 columns and 36 parapets. So in terms of size, this was quite a large project."

In January 2020, Hop Prefab began work preparations to deliver everything in the summer of 2021.

No home is standard

The complete E-installation for the homes and common areas within Santfort is being realized by J. de Groot Elektrotechniek & Beveiliging from Zoeterwoude. Owner Patrick van der Meer finds the beauty of this project to be that no home is standard. "If customers want spotlights, switches or outlets somewhere else, we carry it out. We also delivered and installed the solar panels on the roof."

Because the residential towers are near the sea, a lot of ballast had to be added to mount the solar panels, Van der Meer says. "This is because of the height of the buildings and the wind you have to deal with on the coast. We had to calculate everything very accurately in advance."

J. de Groot frequently performs work for construction company Niersman. This involves not only new construction, but also large-scale renovations. At Santfort, work for J. de Groot began in June 2020. The project should be completed in November. Van der Meer: "We work in corona time, so with few on-site meetings, we still managed to achieve a nice success."
