VORM and Madaster are partnering to eliminate waste in the built environment. Buildings will be registered in the online materials library Madaster from which materials passports can be generated. Registering, organizing, storing and accessing data in the Madaster platform gives materials an identity and prevents them from ending up as waste. The first building that VORM has registered in Madaster is VORM Materieel in Papendrecht. The historic De Nieuwe Maaskant building, where VORM Holding will move in at the end of 2019, will also have a materials passport.
Currently, about 40% of all waste is related to construction . It is essential that private individuals, entrepreneurs and (semi)government take responsibility for bringing this percentage down as quickly as possible. As a project developer and builder, VORM is taking its responsibility by registering buildings in Madaster. This way it can be shown at any time which materials are in a building and it is clear what materials are released during a renovation. This can make a huge difference in the amount of construction waste and the burden on the environment.
Sustainability and circularity go hand in hand
"If Madaster indicates that a building will still have 10% of its original value in 55 years, then you can take into account a residual value instead of writing off the property completely"- says Erwin Boon, Innovation Manager at VORM. "During the design phase of a property, Madaster can provide insight into the degree of circularity of the new real estate object. This provides full insight into the circular and financial valuation of a building. This is where sustainability and circularity go hand in hand. Waste is eliminated and materials are given new life."
The materials passport
The Madaster materials passport contains information on the quality and origin of materials, the degree of disassembly of products and where they are located in the property. In addition, historical, current and future value are displayed. Circular and financial information flows are linked.
