Jan Snel realizes 540 housing units for young people and status holders in Amsterdam North

On the former Elzenhagen sports park in Amsterdam-North, Startblok Elzenhagen was delivered ready to live in early April. Together with the City of Amsterdam and housing corporations De Key and Eigen Haard, modular construction company Jan Snel developed and built as many as 540 housing units here, divided into six residential buildings. The target group for these modular homes consists of a mix of working young people and status holders. An important spearhead for Startblok Elzenhagen is sustainability; for example, the project meets BENG requirements.

The semi-permanent homes were built in layers. The living spaces are 20 to 25 m2 and each hallway has a common area available for residents. All units are independent living spaces and are equipped with a kitchenette, bathroom and toilet. The six different residential buildings, consisting of a total of 18,500 m2, were delivered within different phases between December 2018 and April 2019.

Working for the future in a sustainable environment
The 540 housing units in Startblok Elzenhagen provide space for 270 young status holders and 270 working youth, students and recent graduates. In Startblok Elzenhagen, they can build a community with each other with the goal of helping status holders find their way in Amsterdam society.

Starting block Alderhagen

The stacked prefab units will remain in place for 10 years and then be reusable. "This fits within Jan Snel's sustainable ambition for the coming years," says Barry van Wijk, project manager at Jan Snel. "What is special about this project is that the homes are completely sustainably built. They are built with an EPC of 0.15 and meet the BENG requirements. The requirements for permanent construction are EPC 0.4. So we score even a lot better than the requirement. As a result, the energy consumption is very low."

Heat comes from the ground, pumps run on solar panels and no gas is connected. "Startblok Elzenhagen is a fine example of what Jan Snel can realize in the field of sustainable living for housing corporations. We are therefore very proud of the fact that, together with the City of Amsterdam, De Key and Eigen Haard, we have realized this within a relatively short period of time and thus also make a social contribution to Amsterdam," says van Wijk.
