Heating Service Installatietechniek is taking care of the complete mechanical and sanitary installations at the new apartment complex Nieuw Schuylenburcht in Oudewater. This includes plumbing, ventilation, central heating and the supply and installation of the plumbing. All homes will also have an individual combi heat pump.
The apartment complex will house 69 homes, including a number of care homes. The apartments will be on the edge of Oudewater's historic center. The apartments are expected to be completed in mid-2024.
The order for the work came from main contractor Bolton Bouw. Project Manager Dick Roeleveld of Heating Service Installatietechniek: "It is quite a large project for us, with which we will be fully occupied for several months. We started the piping work fairly soon after the contractor's start date. Each home will be equipped with underfloor heating, heat recovery ventilation with air quality control and an air/water heat pump including a boiler. In addition, we are providing the sanitary installations. The general group room will also be equipped with the same system as the homes. We are still working until the completion date."
New Schuylenburcht is a sustainability project with no natural gas connection. Because each home will have its own heat pump, residents are not dependent on a central system. The housing corporation chose this because of its user-friendliness.
The combination of installations and pipes on the roof required attention in engineering. Roeleveld: "We used a 3D drawing model in BIM for this. The coordination of the position of the heat pumps and the WTW ducts, combined with a good number of solar panels, was quite a nut to crack." The four residential towers in the project will each have their own independently functioning system. This also applies to the general facilities, such as the drinking water system, the ventilation of stairwells and storerooms and the like.
Roeleveld is pleased with the progress of the project and the cooperation with the general contractor. "We often work together with Bolton Bouw on large similar projects. Also for this client, housing corporation De Woningraat in Oudewater. We work in good harmony with contractor Bolton and the other installers. Working in 3D BIM bears fruit in the execution. It does require an intensive preparation phase, but the coordination during the work runs smoothly as a result."
