Dura Vermeer and Lidl develop and realize vibrant Stadshart Stadshagen

The expansion of the Stadshagen shopping center was awarded to developing builder Dura Vermeer in cooperation with Lidl Nederland.The Zwolle municipality chose this plan because of the best interpretation for this lively city center. Architectural firm De Zwarte Hond is responsible for the design.

 Stadshagen is alive and growing.

From its first home in the late 1990s, the neighborhood has grown to a district of nearly 25,000 residents and continues to grow to about 30,000 residents. The shopping center with supermarkets, stores, social and cultural facilities is being expanded west of the current mall and is growing with the needs of the district.

One with the existing shopping center

A key premise for the expansion was to create one entity with the existing shopping center. In addition to the existing supermarkets, sustainable discounter Lidl will be added, surrounded by additional stores on a new square and shopping street. This will increase diversity in the center.

Meet, work and store

On the new square there will be a "City Foyer" which will be the social and commercial heart. In this Stadsfoyer meeting, living, working and shopping come together. From the second floor of the Stadsfoyer there is the possibility to visit the collective inner garden.

Living in the center

Various housing units will be built around the courtyard garden. The expansion has a very varied residential program, tailored to the needs of the neighborhood and in dialogue with the Municipality. The residential program is balanced in different price categories as well as owner-occupied, rental and care homes. The architecture of the city block has rich detailing and warm materials.

Innovative and sustainable icon

Sustainability and innovation are the basis for the expansion. For example, the building is naturally gasless and meets the requirements of BENG. It will be a climate-adaptive building, thanks to the green roof garden that contributes to the infiltration of rainwater, the prevention of heat stress and biodiversity. The pavilion on the square will be the sustainability icon. Everything in the field of sustainability, innovation and circularity come together here. From material use to energy use in its most innovative form: hydrogen storage.

The mall as an energy factory

Sustainability is secured during use in the form of an energy factory. Through the use of heat and cold generation, all users will be provided with clean energy. Solar panels will be installed on all roofs and will supply energy to the users. The generated energy will be distributed between the various commercial and social functions and the homes, based on the energy demand.

Collaboration

Through design sessions, shopkeepers, visitors and residents will be involved in fleshing out the plans in the near future. Dura Vermeer has been involved in the development and construction of Stadshagen since its inception. In this way, together with Lidl and the municipality of Zwolle, the developing builder is making a sustainable contribution to the livability of the district.
