TBI company ERA Contour is the winner of the tender by the Municipality of Bergen op Zoom for the building plot on the former Nedalco site. With the plan 't Suikerwerk, ERA Contour together with Van Manen architects convinced the Municipality of Bergen op Zoom to realize it. In 't Suikerwerk, a project name that refers to the historic sugar factories that once stood near the area, there will be about 24 apartments and 31 single-family homes. The new construction project will have multiple styles combining sturdy industrial buildings with romantic courtyard houses and canal houses. This will bring the atmosphere of the early twentieth century back to life in the area.
ERA Contour is responsible for the development and construction of the new construction project. The architectural design of the homes is by Job Beerthuizen of Van Manen architects. Marlies van Diest is responsible for the landscape design.
"The elaboration and appearance of the housing plan with its common courtyard is promising and creates a bond between the individual homes and promising target groups. This creates a cohesive and inviting residential concept. One such as we do not yet have within the New Fortress. 't Sugar Works pays attention to sustainability and nature-inclusive building. And the building plan contributes to a more sustainable and healthier Bergen op Zoom," says Jurriën de Jong of the Municipality of Bergen op Zoom.
"We are enormously pleased that after previous housing projects such as De Nieuwe Kaai, De Soete Veste and Wonen aan de Ham, we are now allowed to work again in Bergen op Zoom. We have a warm bond with the area, the people and the rich history that this place harbors. Moreover, it is very nice that we have been developing and building here for several years. We are very much looking forward to transforming this part of Bergen op Zoom into a lively part of the city center with 't Suikerwerk," says an enthusiastic Arjan de Groot, project developer at ERA Contour.
The new construction project will include 55 homes located on the Oude Vissershaven in Bergen op Zoom. It is a special place because of the sugar factories that once stood in this area. They provide an industrial character and that is also clearly visible. Thus, the apartment building that will be built on the Spirituslaan has a tough and industrial look. The building will contain 24 apartments. A little further on, on the Oude Vissershaven, there will be 31 single-family homes, also called quay buildings. These have a distinctive romantic architectural style that matches the houses of the Bergse inner city.
't Suikerwerk also features 9 intimate courtyard homes on Wittoucksingel, and they are life-capable. The homes have amenities that make them even more accessible, comfortable and safe for people who need them. In addition, all the homes are energy efficient. The tremendous variety of housing types means that 't Suikerwerk will soon attract new and dynamic people to the site.
A shared courtyard garden in the area allows for meeting, play and thus connects residents with each other. The preliminary design for the courtyard garden shows a nature-inclusive environment with a reference to the old city walls. This is made visible by creating a long stacking wall with a wadi that collects rainwater. This shows that there is plenty of room for play. Exactly what the courtyard garden will look like is determined by the future residents together with landscape architect Marlies van Diest. She listens to the wishes and, based on the ideas, designs an interior garden that suits the wishes and the environment. Future residents of 't Suikerwerk will have no shortage of nearby amenities. The homes are located close to downtown Berg. And the "De Zeeland" shopping center, once a sugar factory, is literally around the corner.
An information market on 't Sugar will be held for interested parties after the summer of 2020. The sale of the homes is expected to start in late 2020 and will be through Helmig Realty. If it goes well, ERA Contour expects to start construction of the homes in late 2021. Completion of the first homes is then expected in early 2023.
