ERAflat Purmerhoek, Capelle aan den IJssel | From caulking to grouting repair and cleaning

In the improvement maintenance of residential building the Purmerhoek in Capelle aan den IJssel, two departments of Coenen B.V. are involved. Afdichtingsbedrijf Coenen B.V. is taking on the sealant work in the homes, while Coenen Vastgoedzorg B.V. is refurbishing the exterior facade.

Coenen became involved in the improvement maintenance of the Purmerhoek through its Sealant Engineering Department. "Our company has traditionally specialized in sealant work," explains project manager Dick de Jong of Coenen Vastgoedzorg BV. "Since our founding forty years ago, we have grown into one of the largest sealant companies in the Netherlands. We have therefore been working with major construction companies, including ERA Contour, for many years. From that relationship we started talking to each other about the Purmerhoek. That's how the ball got rolling."

Repairing and cleaning facades

In all 504 homes of the Purmerhoek, Coenen's sealant specialists are renewing the sealant joints of the kitchens, bathrooms, toilets and galleries. Coenen's property care staff are repairing and cleaning the exterior facade. De Jong: "Prior to the assignment, we thought along with the client about how to improve the facades. We worked out various scenarios. We made a test setup of each of these. The client made a choice from these." Coenen cleans the concrete facade sections with water sprayed under high pressure onto the facade surface. Of the masonry baseboards and the three roof structures, Coenen renews the pointing.

Completion of exterior facade in October

The grouting of the baseboards, totaling some 1,200 square meters, has now been completed. The spraying of the concrete sections is being done in accordance with the phasing of the work. "We are now working on the roof additions," says De Jong. Asked where the challenges lie, he replies, "As a property care specialist, we are used to running such large projects. On behalf of housing associations, we often tackle entire residential areas. The only thing we had to get used to in the beginning is that we now work for a construction company. Procedures are slightly different than when we work directly for a housing corporation." Work is proceeding on schedule. In October, Coenen will deliver the exterior facade. The sealant work continues until the end of the project.
