Renovation and preservation of L-flat requires meticulous planning and coordination

In 1968, the construction of the L-flat in Zeist was unique. With 13 floors, 728 dwellings and some 2,000 residents, it could be called the largest apartment building in Western Europe. Now, more than half a century later, the flat is radically renovated and made more sustainable. On behalf of main contractor Coen Hagedoorn Bouw, Vlasman is performing the asbestos remediation and demolition of the bathrooms, kitchens and toilets (BKT). This large-scale project will take about two years to complete and requires meticulous planning and coordination, including logistics.

A crew of six asbestos cleaners from Vlasman is leading the demolition. They will take care of two homes per day. To do so, they first place a containment with a shower against the front door. The asbestos-containing material mainly involves cord between the heating pipes, the bathroom shaft and the glazing sealant of the overhead lights. At the same time, an exterior crew is also being deployed to remove asbestos-containing panels on the facade. Once the house is released through a final measurement and visual inspection by the lab, the asbestos remediators make way for their colleagues from demolition.

For Vlasman's team, these are routine tasks, but the distinctiveness of this approach becomes particularly evident in the logistical operation. For dirt removal, Vlasman uses 660-liter containers, which are brought down by freight elevator. Because this elevator is used by all contractors involved as a supply and disposal route, this requires close coordination. Vlasman has taken on this, as well as the overall coordination of the separate removal and processing of the various waste streams. 

During the work, some residents are housed elsewhere, but for those who stay, a chemo toilet, an emergency kitchen and possibly a shower house will be made available. In this way, porch by porch, all homes in the apartment will be finished, after which the contractor can start construction.
