Major maintenance at Champions League level

The major maintenance on the 362 homes has a great impact on the residents, but they also get a lot in return: a high-quality, comfortable and sustainable home to be proud of.

The CJ drives are part of an ambitious plan by Mitros. To a total of 1,800 homes in several 10-story flats, the housing corporation is carrying out major maintenance in five phases. The Intervam flats, built in the 1960s, will be energetically upgraded to at least energy label A. The homes will also be given a modern look and a renovated bathroom, kitchen and toilet. Implementation of the entire plan is in the hands of Hemubo, which was selected as a construction team partner in 2017. In this, Hemubo is collaborating with Small-scale Cultural Production (KCP), DOOR architects and Over Morgen under the name SCoop.

Improvements

"As a construction team, we strive for an efficient construction process and the highest possible quality," said Hemubo company manager Michel Visser. "In doing so, we make effective use of the scope of the project. In each phase we gain points for improvement, which we immediately apply in the next phase." The ACA flats on Atlasdreef, Centaurusdreef and Apollodreef formed the first phase. What areas for improvement did the construction team take to the second phase, the CJ-dreef? Visser: "The plastic facades will be replaced by HSB elements. We improved the formation of the elements to achieve better airtightness and assembly speed. We also include much of the daily maintenance in the construction flow."

Durable and aesthetic

"In addition to the HSB elements and upgrading the bathrooms, kitchens and toilets, we are making the homes asbestos-safe," Visser continued. "We are also making all the homes gas-free. With circularity in mind, we are reusing the balcony railings. Those will be disassembled and made like new again." To meet the energy and aesthetic ambitions, Hemubo is wrapping the exterior walls and roofs with a thick layer of insulation. The end walls will be finished with stone strips and the roofs will be covered with new roofing material. The underside of the first floors will be insulated and made fire-retardant. Visser: "We will refresh the building with completely renovated entrances, new elevators and paintwork in the stairwells. We are also creating a new entrance at the rear. As a result, the park adjacent to that side will be used more often. That's good for social cohesion."

Minimizing nuisances

Hemubo is tackling the work one porch at a time, which amounts to 20 to 30 homes at a time. Residents will be out of their homes for the entire maintenance period, a total of 8 weeks. Visser: "If residents wish, we will look for suitable lodgings for them. We take into account the size and type of home they have now, but also the proximity to, for example, school or the doctor. We go quite far, but on the other hand: such a maintenance project has a huge impact on residents. We try to minimize the inconvenience as much as possible and include the residents as much as possible in that whole process. Communication is very important in that."

On the move

Started in February, more than half of the homes have already been completed. "We are well on our way," Visser laughs. He is proud: "Together we are realizing something very beautiful in a very short time. We are not playing amateur soccer here, this is Champions League level." Hemubo expects to deliver the CJ drives in 2021. The 3rd phase, the THEMA-dreven (Tigrisdreef, Haifadreef, St. Eustatiusdreef and St. Maartendreef), will start immediately thereafter.
