Burgland Bouw is building a distribution center in Venray for GLP with a gross floor area of approximately 32,000 m2. The warehouse can be divided into two parts and equipped with loading docks, a loading pit and storey floors for storage. There will also be two offices.

Teus Verhoef, project manager at Burgland Bouw: “We started with the foundation in November. Meanwhile, the roof is closed and the facades are closed. We are currently working on the final façade finishing and inside most of the concrete floors have been poured. In the offices we are in the process of finishing, these will be delivered in July.”

Groundwork.

Burgland Bouw previously built a distribution center in Oss for Vos Logistics, in which GLP was involved. So both parties already knew each other. The project is running smoothly, says Verhoef: “We are running exactly to schedule. Contacts with the client and the architect are also running smoothly. We did have a bit more sick leave than usual, but this has not yet led to any delays. We have been able to procure all the materials on time, so this too has not caused any problems to date.”

The floor finish.

Sustainable building

The project is being built to BREEAM ‘Excellent’ and using a sustainable construction method. The construction site has been registered with Conscious Constructors. This means that all the people working on the project adhere to a code of conduct. This consists of five pillars: environment, safety, professionals, environment and care. Conscious Constructors works in an environmentally conscious, safe and sustainable manner. The organization visits the construction site during construction for assessment moments. It is mainly about dealing consciously with the environment. Verhoef: “Think, for example, of dust management. In dry periods we spray twice a day. Or about informing local residents. They receive a newsletter every two months. We also work with electric equipment and monitor our energy consumption. The final score is determined on the basis of all these things.”

The steel structure.

The new distribution center is being built with circular materials. For example, the steel structure is demountable. It can therefore be reused after the building's lifetime. “All interior walls will be fitted with circular insulation and the ceiling tiles are made of recycled materials. GLP is committed to sustainability.” Solar panels are still being considered for the building. This is not possible at present because of congestion on the regional power grid, which means that excess energy cannot be used elsewhere. However, careful thought has been given to energy conservation. For example, the building is equipped with LED lighting that automatically switches off if no movement is detected in an aisle.

Beautiful solutions

The building is divisible so that it can be leased to two different tenants. In the warehouse, a fire wall divides the space in two. Both parts of the hall will have an office, which can be rented out separately. “The fire wall had to be in there anyway, because otherwise the surface area would be too large for the fire protection system,” he says. In addition, the building is fully equipped with a sprinkler system."

Verhoef is pleased with the progress of construction. “This is a great project for us. We are working together with many parties that we have known for some time, then you know very well what you can expect from each other. And we also come up with great solutions. For example, together with the installer and the sprinkler supplier we prefabricated all the pipes so that they could be hung here in their entirety. That saved a lot of time.”
