Turn-key construction: the key to a worry-free construction process

Total care is an important reason for many clients to choose Hercuton's turnkey construction method. The precast concrete construction specialist takes a lot of work, but also a lot of worries, off their hands during the construction process. This allows the client to focus entirely on its core business.

"Turn-key construction means that we take responsibility for the entire construction process," explains Hercuton director Ivo van der Mark. "We advise on the choice of location, make the design and planning, take care of the permit applications, build the premises and take care of the finishing and installations. Through Servicebouwplus, we also provide maintenance if required."

"Turn-key construction always begins with a conversation with the client," Van der Mark continues. "During that conversation, we take stock of his wishes. From that moment, until the 'turnkey' delivery, we are responsible for fulfilling those wishes. This includes bearing the full risk and maintaining all contacts with the parties involved. This includes subcontractors and suppliers. Because we integrate their work into our construction process, we achieve a fast construction time. For the client, we are the only point of contact."

No building the same
Hercuton's building concept also contributes to unburdening the client. The modular construction method with precast concrete elements offers security in several ways. Van der Mark: "The client knows exactly what he is getting. The buildings we have already completed often serve as a reference for the new buildings to be built. The beauty of the building concept is that there are many application possibilities, in form as well as color and finish. So no building is the same." The modular construction method also offers security in terms of planning. Because all elements are prefabricated, Hercuton can plan and coordinate construction work on site to the minute.

Loft architecture
Currently in Zandvoort, Hercuton is handling the turn-key construction of the new headquarters of high-end clothing brand Airforce. "We needed space to continue growing," says Airforce owner Dennis van den Horn. "To do that, we wanted a maintenance-free building with an industrial, sleek look." During his search for that look, Van den Horn became enamored with Hercuton's loft architecture. "For me, loft architecture is very soothing. Moreover, I am symmetrically inclined. The space, the high ceilings and clean lines convey the same feeling throughout and maximize our clothing collections."

'Doing what you do best'
At Airforce, Van den Horn has remodeled several stores in recent years. So he knows what's involved. For this new construction project, he deliberately chose Hercuton's turn-key construction method. "We do what we're good at, which is designing and selling our product. And we let Hercuton do what they are good at: building and coordinating our building." In October 2018, Hercuton began assembling the precast concrete elements. Within five weeks, the shell was standing and since then Van den Horn has seen his building become more beautiful by the day. "So far I am very satisfied. All employees are involved in the construction and actively think along. If new insights lead to adjustments in the construction, they are willing to go along with it. That works very pleasantly." In May 2019, the new headquarters, including paving, will be delivered turnkey. Airforce will then occupy the building immediately
