New Schuylenburcht in Oudewater: enjoying the view of the Hollandse IJssel in peace and quiet

On the site of the former Schuylenburcht nursing home in Oudewater, a new apartment complex has recently been built: Nieuw Schuylenburcht. This striking residential building houses 69 rental apartments, 25 of which are care homes. The apartments have been built on the edge of the historic center of Oudewater and along a busy street and traffic circle. To reduce traffic noise and maintain the necessary ventilation, Mview+ fitted all balconies with M-view balcony glazing. This allows the residents to enjoy the beautiful view of the Hollandse IJssel in peace and quiet.

High noise levels

Nieuw Schuylenburcht was built on the Johan J. Vierbergenweg in Oudewater; a busy road with a high noise level, caused in part by the braking and accelerating traffic on the traffic circle. "In order to ensure that the residents of Nieuw Schuylenburcht can sit outside comfortably despite the high noise levels, we commissioned Bolton Bouw to fit the balconies on the noise-exposed sides with M-view balcony glazing," says Waldo Duin, director of Mview+. "This full-glass balcony glazing is floor-to-ceiling and mounted tightly behind a bar fence, enabling a noise reduction of 22 dB. Because the balcony glazing also protects against wind, cold and precipitation, residents can enjoy a pleasant outdoor space in the early, high and late seasons. On the soundproof side, the balconies are permanently open, thus maintaining natural ventilation at all times. Thus we catch several birds with one stone."

Tightly parked

At the request of Van Hoogevest Architects, the unfolding balcony glazing is equipped with a specific technique so that the glazing slides neatly through the corner and, when closed, runs very tightly behind the balcony fence. As a result, there is minimal loss of space. In the open position, the unit is parked in one place next to the facade.

The balcony glazings and all accessories were prefabricated in advance and under the best climatic and labor conditions at Mview+'s factory in Tiel. They were then transported to the construction site in manageable parts and assembled directly. "Most of the balcony glazing was suspended from the balcony above," says Duin. "For the top floor, this was obviously not possible. Therefore, an innovative solution was devised for this floor, where the balcony glazing is cantilevered. Thanks to a special profile, we were able to place the balcony glazing on the balconies like a table."
