This also marked the start of a much larger-scale approach by housing corporation Intermaris and the Purmerend municipality to this 1960s neighborhood.
D'Rode Garrels is a gallery flat with 137 social housing units. The renovation is being carried out by contractor Hemubo, which was selected by Intermaris and after a tender process, based on the renovation plan drawn up. The way in which Hemubo deals with residents during the renovation played an important role. In addition, sustainability, circularity and design were important components within
the assessment process.

"Our core business is maintenance and renovation projects," says Dennis van Weerdenburg, business manager at Hemubo "We have our own concept department that draws up a plan with our architect and regular chain partners, a method that, incidentally, was not followed in this project; here, in fact, the design was drawn up by Door Architecten. We have our own resident consultants, who guide the residents before, during and after the renovation. This is how we relieve the corporations we work for."

Over 80 percent of residents agreed to the renovation plan for the total of four flats in Wheermolen-Oost, which will be tackled in phases by Hemubo. After the renovation, the homes will be gas-free and residents will switch to electric cooking. In addition, the sewers will be replaced, new mechanical ventilation systems installed in the existing concrete ducts, water pipes renewed and new meter boxes installed. The window frames will be replaced with 100% recycled plastic ones. This is the second project worldwide to use these window frames. The concrete brackets will also be provided with cathodic protection, the gallery floors and balconies will be recoated, and new fencing will be installed at both the front and rear. The exterior facade will have a layer of insulation, which will be finished with stone strips. This will give the outer wall an Rc value of > 4.5 m².K/W. Each of the four apartments will have its own color. In addition, all flats will have a new entrance.

The work in the homes will take a total of two weeks and will be carried out in occupied condition. Van Weerdenburg: "Hemubo has a great deal of experience in renovating homes in occupied condition. Residents who want to escape the inconvenience, for example during the demolition work on the concrete tubes, can visit the Pavilion. This is also a place where they can meet their neighbors."
An important intervention takes place at the plinth of the building. The blind facade with garages and storerooms will make way for a two-story extension containing twelve apartments in the mid-rent segment. Van Weerdenburg: "This new building is a really good addition. Because of the blind facade there was little social control; now there will be a lively plinth. The kitchen, toilet and storeroom will be on the site of the garages, and the living rooms of these apartments will be in the extension at the front of the flats. That means much more social control."
With this new construction, Intermaris wants to meet the great need for such apartments. More flats and single-family homes in Wheermolen-Oost will be demolished in the coming years. About a thousand new homes in different sectors will be built in return, making Wheermolen-Oost an attractive neighborhood again.
