Like a building, an organization needs a solid foundation. For Ter Steege Bouw Vastgoed, these are the core values of reliability, commitment and competence. "As an organization, we place a high priority on long-term relationships. With our customers, but also with our employees," says Hans ter Steege, director of Ter Steege Bouw Vastgoed. "We are a family business at heart and do not think in annual figures, but in generations." Following in the footsteps of founder Arend Jan ter Steege, Hans is now the fourth generation at the helm. "And we would like to add four more generations to that. To make that possible, we don't go for the so-called 'quick wins', but for sustainability and life extension in all its facets."

Today's and tomorrow's society demands corporate social responsibility, Ter Steege knows. "As a company, we go further in this than the law prescribes. Attention to people, the environment and results is firmly anchored in our DNA and our motto 'Maatschapwij'." An important part of this is the health, vitality and sustainable employability of employees, he says. "To this end, among other things we have set up the Ter Steege in Motion project, in which employees are encouraged to move, live and eat healthily." Many employees work at sit-stand desks and there are several desk bikes available, which Hans also eagerly uses. "On average I desk bike about 60 to 70 kilometers a week," he says. Ter Steege Bouw Vastgoed continuously invests in the development, retraining and further training of employees. One example is the TOPS Academy, which focuses on the growth of young talent. "So that we can grow both horizontally and vertically and serve clients even better." With this approach, Ter Steege Bouw Vastgoed not only manages to attract enough good, new professionals, but also to captivate, bind and retain existing employees. "Our unwanted employee turnover is almost zero."

Besides people, environment and results, developing, financing, building and maintaining are also inextricably linked for Ter Steege Bouw Vastgoed. "As an organization, you can't be good at everything, but you shouldn't bet on one horse either," believes Hans ter Steege. "That's why we focus on three product-market combinations: (1) sustainable renovation, (2) new construction for corporations and investors, and (3) inner-city area development, in which we are involved from the start (development and investment) to aftercare (maintenance and management). We have a preference for industrial and cultural heritage, which we want to preserve sustainably. For example, by accommodating new functions here. A good example of this is the area development of the former Colonial Agricultural School 'Larenstein' in Deventer; a national monument that we are transforming into a small residential area with 75 rental and owner-occupied houses and apartments, surrounding a communal courtyard garden. Last year we also purchased the characteristic Koepelgevangenis in Arnhem, which will house a hotel by an external party. By sustainably reusing both the site and the building, we not only contribute to the preservation of our industrial and cultural heritage, but also make an active contribution to the circular economy."

"In renovation projects - in addition to developing, financing, building and maintaining - we are increasingly providing tenant support," Ter Steege explains. "The process knowledge we have gained with our modular, flexible Leef!wel housing concepts comes in very handy here. After all, these concepts not only focus on the technologies but also on the end users, whom we supervise from A to Z and take care of everything. We focus not only on optimal living comfort, but also on topical issues such as faster and better construction, minimum costs, optimal energy performance and extension of the lifespan." In line with these services, at the beginning of this year Ter Steege Advies & Innovatie was founded, which advises municipalities, housing corporations, developers and construction companies completely independently in the field of energy transition, circular building and sustainable innovation.
"As an organization we are regionally oriented, but we do have the clout, knowledge and expertise of a national player," Ter Steege emphasizes. "At the beginning of 2018, we started a new company in the west of the country (Rijswijk), so that - in combination with our companies in Rijssen, Hardenberg, Apeldoorn and Tiel - we are now well represented in the northern, eastern, central and western Netherlands."
