Capelle aan den IJssel is working hard on the maintenance of residential area Schollevaar. This includes the Aïda housing complex. Havensteder called in Willems Vastgoedonderhoud for the future-proof maintenance. Project leader Leon van Duijn of Willems Vastgoedonderhoud takes us through the process.
The maintenance phase in question consisted of 52 homes. This involves many aspects. Think of the layout, the street work, the brickwork, the lighting, the parking facilities and the sewerage. Quite a maintenance project, but Willems does not shy away from that. "In everything we do, we strive for a sustainable and cost-efficient maintenance cycle," says Van Duijn.
Willems is a true family business with more than 85 years of experience. The company provides total maintenance for housing corporations and property owners. For client Havensteder, it works according to the Result-oriented Cooperation (RGS) methodology. Van Duijn explains: "Before we started working on the plan, we first started measuring. With various inspections and surveys, we determined the current state of maintenance of Aïda. For example, we look at the paintwork and the state of the window frames, but also at the facades, masonry and gallery floors. We also engage consulting firms for additional advice, for example, asbestos inventory, chromium6 inventory and surveys under the Nature Protection Act. Have we collected all the results? Then we draw up a maintenance scenario for the coming years. And we present that plan to the client. This is how we work cycle-extending."
The maintenance surveys have been running for five years now, Van Duijn points out. "Last winter we performed maintenance in the last complex. At the end of this year we will start work on the next complex."
The maintenance involves a broad list of tasks: "For example, we have installed cavity anchors, performed local grouting and masonry repair, repaired wood damage, performed cleaning work, addressed interior painting in public areas and performed crack repair in masonry bricks. And that's just a sampling of all the maintenance work. We are doing everything we can to make Aïda as future-proof as possible!"
To tackle the window frames, Willems worked with Ventistone. "The old window frames were under considerable strain from waterlogging, causing wood rot. Therefore, together we thought about a sustainable maintenance cycle for the window frames. We realized a suitable custom solution to extend the maintenance interval."
According to Van Duijn, each project in which Willems is involved is unique in its own way. "Planning can take up to two years. It needs a lot of attention. Look at the Nature Protection Act, for example. That also came up in this project: flora and fauna are sometimes quite a challenge. Overdue maintenance causes cracks, joints or holes in the masonry, for example. That's where critters everywhere can take up residence. So in certain seasons, such as the breeding season, you can't do any work then. To preserve biodiversity, we therefore plan the work together with an ecologist. So we always go for a result-oriented cooperation: with the client, the residents and also with the flora and fauna."
