"The traditional housing supply does not sufficiently succeed in meeting the new housing demand," believes Bas de Haan, director of NEZZT, a housing label of construction company De Meeuw. "There is an urgent shortage of suitable housing, of the right size, with the right layout, with the right comfort and in the right place. Of homes that offer people a home, at every stage of their lives. NEZZT responds to this. The housing concept breathes with society and changes, grows, shrinks and adapts effortlessly to changing living requirements. Single, starter, family or senior: NEZZT always gives people the space they want and need. And if the homes are no longer needed, NEZZT simply moves to another location or takes back part or all of the home. Ready for the next occupant, the next stage of life and the next location. This is the new living, in our opinion."
Interior and exterior finishes can be fully customized.
NEZZT homes score above average in terms of energy, environment, health, comfort, quality of use and future value, says De Haan. "The NEZZT homes achieve very high GPR and EPC scores. Not only because of our circular approach, but also thanks to excellent shell insulation. All homes function all-electric. A small, standalone air/water heat pump provides gas-free heat and hot water supply. Because this heat pump utilizes residual heat from the ventilation return air, an outdoor unit is not required. A baseboard radiator is installed for heating. Solar panels provide sustainable energy generation."
All residential modules are constructed of in-house developed concrete floors and an insulated steel frame. Timber frame construction was chosen for the exterior walls. "The interior and exterior finishes can be fully customized. For example, with wood, facade panels or stone strips. In addition, we develop a number of standard concepts. For example, for housing corporations and student housing providers, who greatly appreciate this."

NEZZT was introduced to the market about 4 years ago. Recently, the housing modules were commissioned by housing corporation Stadgenoot to be applied in Stek Oost, Amsterdam, where young people from different backgrounds will build a community together. "For this project we carefully dismantled the former care building De Orangerie in Eindhoven - which was realized 12 years ago by construction company De Meeuw -" says De Haan. "All residential modules were then transported to our factory and thoroughly cleaned for renovation and reuse. Of the total 815 units, within a few months not only circular housing complex 'Stek Oost' (250 studios) was built, but also a school in Nijkerk and a children's center in Rosmalen. We are currently busy with a project in Purmerend, where 200 temporary NEZZT housing units for 4 locations are being delivered on behalf of the municipality. Mid-October, the first 20 studios will be produced, which meet an EPC of 8.14. With this, the studios perform significantly better than standard new construction projects."
