Plastic window frames make important contribution to high insulation requirements

During the renovation of 'Flat 11' on Prinses Margrietlaan in Zeist, the 74 homes will receive new, plastic window frames. The 660 door and window frames will contribute to the project's sustainability ambitions on several fronts. Production, delivery and assembly are in the hands of Kumij B.V..

"We are performing the work on behalf of Coen Hagedoorn Bouwgroep," says Kumij account manager Rob Jacobs. "We have been working together for years and, as a regular partner, were involved in this project at an early stage. Among other things, we thought along about how we could contribute to the high insulation requirements with our products."

Deep system with wood-look joint

The window frames that Kumij applied to the Prinses Margrietlaan were manufactured with the K-Vision Trend profile. This contemporary profile has a high insulation value, a burglary resistance up to resistance class 2 and turning parts that lie in the frame's recess. "The profiles are characterized by a recessed system," says Jacobs. "With a recessed depth of 120 millimeters, they look like wood. To enhance this effect, a wood-look joint was chosen instead of the standard 45-degree joint."

Prime

The window frames are equipped with triple glazing with a U-value of 0.6. The hot edge spacers between the glass layers contribute to this high insulation value. "This project also has a first," Jacobs reveals. "We are applying our innovation EcoForce here for the first time. This is a new system of fiberglass bonded material for reinforcing the window frames. This material is recyclable, a lot lighter than steel and it provides an improvement of 10% in the insulation value of the profile. In addition, you can weld it along for a strong corner joint."

Double seal

In mid-February, Kumij began production and assembly of the frames. Two weeks later, the first delivery went to the construction site. Jacobs: "We assemble the frames immediately after the assembly of the HSB elements. As always, we apply a double seal here. First we pull a rubber stop against the HSB element and then we make a second seal with a sealant joint, for extra soundproofing and a high insulation value." Assembly was slightly delayed due to the corona measures, but is now back in full swing. Kumij expects to deliver in the first quarter of 2021.

'Contributing to lower energy costs and increased comfort'

Sustainability ambitions are high during the major maintenance of the apartment complex on Prinses Margrietlaan in Zeist. The 74 apartments will be gas-free and receive energy label A. One of the ways this will be achieved is with sustainable installations. Van der Sluis Renovatie BV is contributing to this with, among other things, a Nilan heat pump.

Van der Sluis has been involved in the improvement and preservation of the apartment complex from the planning phase. In the implementation phase, Van der Sluis is responsible for the engineering and realization of the installations. "We are installing an energy-efficient climate system for ventilation, heating, cooled ventilation air and hot tap water," says project manager Johan Petersen. "We are also replacing a large part of the existing electrical installations, water pipes, down pipes and rainwater drainage. For a future fiber optic connection we are already laying empty pipes. Furthermore, every resident will receive a videophone system."

Ventilation heat pump with heat recovery

"Together with the solar panels, the climate system makes an important contribution to making the apartment complex more sustainable," says  Petersen. "For the climate system, we apply the Nilan Compact S ventilation heat pump." Chris Niemeijer, developer at Nilan Netherlands, explains, "A feature of this heat pump is that it recovers heat from the ventilation air that is exhausted to the outside. That recovered heat is used to heat the incoming fresh air. This saves energy. With the heat pump, residents get a much more comfortable and easier to heat apartment with lower energy bills, and in the summer the system provides pleasant cooling."

Handy and easy to use

He continues: "A big advantage of the Nilan Compact S is its handy size. It takes up 0.36 square meters of space and comes in a separate cabinet in the kitchen. Another advantage is that the heat pump is easy to operate. At the same time, we understand that for many people this system takes some getting used to. We help with that as best we can, so that every resident will soon be able to enjoy the low energy consumption and high comfort to the fullest."

New, modern elevator in existing shaft

The major maintenance of the Prinses Margrietlaan in Zeist includes the renewal of the entrance hall. There, among other things, the old elevator was replaced by a completely new one. On behalf of contractor Coen Hagedoorn, MP Liften took care of this entire project.

"We relieved the contractor from A to Z," says account manager Geurt-Jan Heimensen of MP Liften. "We performed the replacement new elevator construction from estimation to installation and inspection. We also dismantled the old elevator and made the necessary safety arrangements during the work." The new, machine roomless elevator has a reduced shaft top and is finished in stainless steel. MP Liften installed the elevator in the shaft of the old elevator. Heimensen: "This was possible without too many modifications, since our elevators are very flexible in terms of internal dimensions. Furthermore, the elevator is suitable for stretcher transport and meets the highest requirements in terms of energy consumption. With this contemporary elevator, the residents can move forward again for many years."

Processing and assembly of facade elements requires specialty mass customization

The front and rear facades of the 74 apartments on Prinses Margrietlaan in Zeist are being replaced with Kingspan facade elements. Prefab Fabriek Culemborg, part of the Van Dillen Bouwgroep, processes and assembles these elements. The specialist in prefabricated sustainable timber frame construction also supplies and assembles its own wooden elements and window frames.

"In September 2019, Coen Hagedoorn Bouwgroep approached us for the Prinses Margrietlaan," explains company manager Teun van Laarhoven of Prefab Fabriek Culemborg. "They were looking for a party that could not only assemble the façade elements, but also think along with them about the right fixing and sealing method to meet the BENG standard. In addition, the assembly of the elements had to fit into the schedule. As a specialist in mass customization, we are the right party for this. We look for the best solution and standardize it." Prefab Fabriek Culemborg started assembling the façade elements in April 2020 and, as planned, is now over halfway through. Assembly is expected to be completed by the end of this year.

'Value-added consulting is the soul of our company'

As an independent consulting firm, Alphaplan supports the construction industry with project management, construction cost management, inspection, testing and project preparation. For Coen Hagedoorn Bouwgroep, Alphaplan is supervising and performing the asbestos inventory at the 74 homes on Prinses Margrietlaan in Zeist.

Project manager Arie Stapper is ultimately responsible for the asbestos inventory on behalf of Alphaplan. He explains, "We started with a preliminary investigation based on existing drawings, the specifications and other relevant documents. Then we carried out the physical inspection. We found mainly asbestos in tarp, glue, ventilation ducts and facade panels. We also found remnants of asbestos-containing cladding left behind after a previous remediation. In accordance with NEN 2991, we also conducted a thorough contamination survey. Where possible, we validated the remediation to a lower  risk class."

Added value

Based on the inventory, Alphaplan prepared a report that enabled Coen Hagedoorn to start work immediately and in a targeted manner. Alphaplan was also commissioned to supervise the remediation work. In addition, Stapper provides asbestos courses to all employees of the construction company. "Value-added consulting is the soul of our company," he says. "For many clients, this is a good reason to use us on other fronts as well. The Mall of the Netherlands project in Leidschendam is a good example. There we started with the asbestos inventory as well. By now we have been involved in this huge project as a consultancy for six years."
