In Apeldoorn's new housing estate Groot Zonnehoeve, the last building was completed in October. Apartment complex 't Quadrant consists of 46 homes for a very diverse target group. There are no less than fourteen different housing types, for starters, seniors, singles, couples.... Van Norel Bouwgroep built the complex on behalf of BEMOG Projektontwikkeling.
It was Theo Verburg Architects from Ede who designed the building. From the municipality of Apeldoorn and BEMOG, a lot was asked of the architects, says Sharon Kruger, project developer at BEMOG. "But they made it a beautiful design. The homes are both accessible to the starter and very suitable for other target groups." 't Quadrant consists of a good mix of two-bedroom apartments and larger homes with three or four rooms. Each household also has its own private parking space and its own heat pump.
Sustainability was carefully considered during the design process. Everything was built according to the latest requirements and so there is high insulation, geothermal heating, low-temperature heating and PV panels on the roof. Ben Wolters, project manager at Van Norel Bouwgroep: "Actually, this is increasingly normal. Every construction nowadays pays plenty of attention to energy conservation and sustainability."
The apartments are located on the so-called Green Mal, the connection of the center of Apeldoorn with the Veluwe and IJssel valleys. Existing trees, including a 120-year-old summer oak, had to remain. "That oak stood in the drawn building plane and the building had to be built around it, so to speak. That was quite exciting, but now it is very nicely incorporated into the complex and blends into its surroundings. We had to make provisions to keep it healthy," Kruger said.
The project also faced a number of challenges. First was the economic crisis in 2008. Kruger: "BEMOG signed a realization agreement with the municipality in 2007. Due to the economic crisis, the plans stalled for a while, but in 2016 we picked it up again." Residential neighborhood Groot Zonnehoeve slowly took shape, and in 2019 the homes of 't Quadrant went on sale. Within no time, they were all sold. Construction began in March 2020. Prospects were good, but then came COVID-19.
"That had a huge impact on construction, especially in preparation and with deliveries," Wolters says. "Fortunately, the project was delivered on schedule. We managed that by rescheduling work and using extra people."
In October, the homes were completed. Meanwhile, the first people have moved in. BEMOG looks back on a good cooperation with Van Norel, Kruger says. "There have been no problems. It has become a wonderful project with a beautiful design and good cooperation. It is the crowning glory of Groot Zonnehoeve."
