On the Nieuwe Waterweg in Maasluis, a completely new residential area will be built over the next few years: De Kade. Following Residence Boonersluys, De Kock Betonbouw is also providing the complete concrete shell for the second panoramic building, Sluyse Diep. The stylish complex was largely worked out in 3D.
Sluyse Diep will soon have five floors with a total of 28 life-proof apartments in five types, including four spacious penthouses, and a parking garage under the building. "At Residence Boonersluys, together with our client Gebroeders Blokland and the structural engineer, we have taken the first steps in working out the project in 3D; at Sluyse Diep we are taking this a step further," begins Tim Conrads, project manager at De Kock Betonbouw. "For example, the broad plates are now being delivered in 3D, so we can draw and check our broad plate support in 3D. In addition, all the steelwork is worked out and checked in 3D and, where possible, we work out the wall formwork in 3D, so that any bottlenecks with floors or precast elements come to the surface in good time."
De Kock Betonbouw specializes in civil and structural concrete construction. "For Sluyse Diep, we are basically fulfilling the role of total structural construction contractor. We include the other subcontractors of Gebroeders Blokland, such as the installer and HSB builder, in our structural work planning," Conrads continued. "On Feb. 1, 2022, we started construction and made the complete foundation, including foundation piles and elevator pits. The basement floor was also finished monolithically. Now we are building step by step the different residential floors with in-situ poured walls and floors. A total of about 3,000 m3 of concrete is being poured on site, including the circular concrete walls along the heated ramp to the parking basement. We are also taking care of all precast concrete elements, such as the broad slabs, stairs, balconies and gable bands, as well as the steel girders and columns."
For De Kock Betonbouw, Sluyse Diep is already the second project at De Kade. "The great thing is that we can now bring the experiences of Boonersluys to Sluyse Diep," says Conrads. "Points of improvement that we noticed there, we are now putting into practice at the second project. Among other things, we have now chosen a different type of wall formwork in steel instead of wood. It results in better quality and fewer repairs. In consultation, the planning has also been set up somewhat more broadly. In the first project, the lead time was too tight, especially for the installers. We have adjusted that at Sluyse Diep, so that there is now much more peace and quiet on the construction site. That just works much better. We also like to think along with you in this respect. We try to steer the planning efficiently, also towards the other subcontractors."
De Kock Betonbouw is a relatively young player in the market, but has grown considerably in a short period of time. "In particular, our high level of commitment and complete unburdening of the general contractor as far as structural work is concerned makes us fairly unique in the market," says Conrads. "We are constantly on the move and constantly looking to improve in order to stay ahead. As such, we are uniquely capable of putting innovations into practice quickly." That philosophy and decisiveness is not harming the company. De Kock Betonbouw now works nationwide on the most diverse projects and still has high ambitions at De Kade as well. "Both Gebroeders Blokland and we would also like to take on the three other panorama buildings together. A sign that the cooperation is good."
The shell completion of Sluyse Diep is scheduled for the end of this year. The keys will be handed over to the future residents in mid-2023.
