One cannot deny foresight to De Raad Bouw. This construction company and developer from Katwijk managed to acquire ownership of the plot in question at Lammenschans station decades ago, explains deputy director Wouter de Wolff. "Back then, it was still an industrial area that included the fruit and vegetable auction. Hence the name of this new construction project, which involves our company's own development. The tricky thing with an own development is that you have to think in advance what your target group might need, but that target group is not there yet. Therefore, we developed a plan for different age groups and with different housing categories. The 140 relatively small apartments of the 1st phase are in the middle class and have all been sold. The 2nd phase is now on sale, which involves 70 larger, more luxurious and more expensive apartments." The 3rd phase provides 138 rental apartments in the medium and free sector.

The Lammenschansdriehoek is in full development, slowly changing from a business and office area into a new urban district where living, working, studying and recreation come together. As part of this large-scale transformation, De Ananas is rising on the edge of this area, good for 374 apartments above a commercial plinth. The design by Van Egmond Totaal Architectuur provides for a city block in the form of a square with a number of towers up to 60 meters high at strategic positions. The heart of the square is formed by a communal courtyard garden on the second floor. Below is the 2-story parking garage with space for 260 cars. With a greenhouse, bowling alley, table tennis table, outdoor furniture, playground equipment and playing field, the courtyard garden should become an attractive place to stay for young and old.

The city block is divided into several building sections, which vary in height and color scheme. A horizontal, vertical or neutral facade design provides a varied appearance. All homes are built gas-free and sustainable. The apartments have a collective heat pump system, which provides the home with heating and cooling via the floor. A large number of solar panels will be installed on the roof of De Ananas. De Wolff: "It will be a very sustainable building, more sustainable than required, making it eligible for a Green Certificate from the State."

All apartments of The Pineapple have their own outdoor space, in the form of a balcony, terrace or loggia with large sliding windows. In addition to housing, the plinth provides space for work units and 2 catering establishments, including a laundry bar where laundry can be done in professional washing machines and dryers while enjoying a cup of coffee. Furthermore, the complex will soon have a parcel service where packages can be delivered and picked up.

The complex is being constructed largely in tunnel construction. The HSB facade panels will be clad on site with mineral stone strips in various colors. Among other things, the construction must take into account the proximity of the railroad line. "The foundation piles must therefore be installed vibration-free," says Jasper Verdoes, project manager at De Raad Bouw. "That's why we are using screw piles type DPA+, a screwed pile system formed in the ground and ground displacement. The towers of De Ananas thus rest on concrete wokkels."

Long preparation, smooth execution
The preparation for project De Ananas started at Casco Bouw Nederland back in 2015, which is now paying off in a smooth execution. The tunneling of all 3 project phases will be completed in a continuous flow in 2 years and 3 months.
"Starting in 2015, we worked with De Raad Bouw to develop the project and make it 'tunnelable,'" says director Jan Hokse. "That means optimal grid dimensions and layout of the apartments and stairwells, construction sequence, site layout, and so on. During this preliminary process, consultations were also held with other parties involved such as the structural engineer and installers. As a result, the tunnel construction is now running like clockwork, and if the shell construction process is going well, the rest of the construction is also progressing well." An advantage of tunnel construction, which is applied from the 2nd floor up, is that a floor is cantilevered the day after pouring. The HSB facade elements are installed immediately and the building is quickly wind and watertight.
