Living in a park-like setting

The homes are divided into 7 blocks of which 4 are apartment complexes and 3 are blocks of attached bungalows. They range in size from 75 to 93 m² and are suitable for both vital and less vital seniors. There are 99 rental apartments, 37 owner-occupied apartments, 12 rental bungalows and 6 owner-occupied bungalows. The apartments consist of 2 bedrooms and a living room. However, new owners could choose a 2-bedroom variant. Each apartment has an indoor storage room and a parking space on the first floor. In addition, sustainability has been taken into account. The apartments have PV panels for general facilities and PV panels have been installed on the bungalows. The homes have a beautiful view of the green surroundings. Residents can certainly enjoy this, from the sloping terraces that are constantly staggered. The lower buildings were also given an undulating shape, so that all the buildings clearly fit together.

Outdated building

"The existing building of Serviceflat Oranjewoud was so outdated that it no longer met today's requirements. During the preliminary phase, we looked at whether the existing building could be retained and whether an upgrade was possible through renovation. Unfortunately that proved impossible," says Van Wijnen project leader Barry Stuiver. The new homes were delivered in phases, so no temporary housing was needed. Construction began in the spring of 2019 and the first delivery was in September 2020. By early 2021, all the homes were ready.

Refurbishment of surroundings and pavilion

The old building will be demolished when all the residents have moved into their brand new homes. In its place will be a park with a pond, new and existing trees, hedges, borders, water, avenues and paths. Stuiver: "The redevelopment of the area will take until the end of 2021. It already looks beautiful now, but it will be really beautiful. It will be very nice living here." Not only residents can enjoy this beautiful area, but also walkers and cyclists. Parked cars will be bordered by greenery so they are not in sight.

The existing pavilion was retained as a general area during the new construction and, after the renovation, will provide space for a grand café, meal service, hair salon, service store, physical therapist, library, pedicurist and beautician. In addition, residents can take advantage of 24/7 alarm services. Each residence has an alarm system that allows for a talk-listen connection with the care staff present. The request for care is responded to individually. The foundation can also mediate in obtaining domestic help and a laundry service.

Active life within a beautiful environment

By now, almost all the homes have been sold and rented. The owners can enjoy an active life within a beautiful environment. Residents themselves were also able to participate in the design and during the project, says Stuiver. "In a preliminary stage, the wishes of residents and staff were inventoried. The owner also determined a lot based on a Program of Requirements. During construction there were a few meetings with residents and everyone involved, but along the way corona put a stop to this." Fortunately, despite corona, construction went smoothly and the homes could be delivered on time.
