Building interior walls quickly and efficiently with gypsum blocks

Fast, efficient and flexible room layouts. But also: simple logistics and excellent sound insulation. It is not for nothing that all the non-load-bearing interior walls in De Zalmhaven I, II and III are constructed with Knauf plaster blocks. Consider, for example, the partition walls between the living rooms and bedrooms and bedrooms and bathrooms, as well as the walls around the shafts. All plaster blocks are being assembled by Eurogips as a subcontractor of BAM Bouw en Techniek - Grote Projecten.

"The application of gypsum blocks in high-rise projects is not (yet) common in the Netherlands," says Raimond de Vries, product manager at Knauf. "Nevertheless, the systems are excellent for this purpose. We prove that in De Zalmhaven, where the solid and lightweight blocks offer numerous advantages." Colleague and technical advisor Patrick Moeken agrees: "Because our plaster blocks are placed on the finished floor, design adjustments can be made up to the very last minute. Moreover, residents can attach paintings, a television or other loads to the interior walls without any problems."

In De Zalmhavenentorens, the logistical advantages in particular were reason to choose the Knauf plaster blocks, says De Vries. "Because the finishing work was not started until after the screed was applied, all materials had to be transported via interior elevators. With our gypsum blocks, this is perfectly possible. At an early project stage and at the table with Eurogips and BAM, we determined the technical specifications for this project in accordance with the best requirements and the 2012 Building Code. For example, with regard to the minimum noise requirements. Where necessary, we conducted additional tests and prepared reports to substantiate the desired noise values." Frans Quataert, construction site manager at BAM, has found the discussions to be very positive "By coordinating the technical and aesthetic details at an early stage, unpleasant surprises are avoided during execution and afterwards," he says. "Moreover, optimal resident comfort is guaranteed."

Depending on the desired sound values, Knauf plaster blocks of 7 and 10 cm thickness are used in De Zalmhaven, Quataert says. "In some places, double plaster blocks have been incorporated, so that impact sound can no longer penetrate anywhere. Moreover, thanks to the gypsum blocks, a high fire resistance (EI60) is achieved." In the damp areas, hydro plaster blocks from Knauf are installed, which also guarantee optimum water resistance. All plaster blocks are transported just-in-time to Rotterdam, Moeken said. "One floor is delivered and completed every week, which requires good service and support. By closely involving our inside sales department in this project, we can make this happen."

The Zalmhaven will be completed in 2022 and, at over 200 meters, is the tallest residential tower in the Benelux. With its location right next to the Erasmus Bridge, it is a true eye-catcher.
