First part of new residential care center TMZ Tubbergen nears completion

'Homey, but with an eye for functionality'

The residential care center of TriviumMeulenbeltZorg (TMZ) in Tubbergen was outdated. The departure of some of the residents to another location paved the way for a phased demolition and new construction. The middle part of the building, containing the restaurant, will be renovated.

Builder Dura Vermeer Bouw Hengelo and installer Linthorst are currently completing the first construction phase of TMZ Tubbergen. Head of Real Estate Mark Kranenbarg of TMZ explains the project. He begins by referring to previously completed new construction. "We started several years ago to renovate and expand our locations and adapt them to current requirements. In 2017, for example, a new building was realized in Geesteren. Some of TMZ Tubbergen's residents moved there. This left one of the two wings empty. That was demolished and replaced with new construction."

And no, he says, building so close to the other wing does not cause any significant inconvenience. The direct contacts between the builders and employees of the care facility contribute to this, he points out. "The people on construction sometimes even participate in activities. An additional advantage is that we have been able to close off the construction site completely. On the opposite side, we also rent a piece of pasture for trucks and delivery vans, at the suggestion of local residents. It came up during an information evening about the building plans and logistical consequences. There the offer was made to rent part of the meadow and we gratefully accepted."

Bernard Jonker, project manager at Dura Vermeer Bouw Hengelo: "After the Weggeler in Almelo and Erve Mensman in Geesteren, we were also allowed to design and build this residential care center for TMZ.  
In particular, it was the pleasant cooperation and trust that ensured that we could get to work here as well. Not only the cooperation with TMZ, but also the collaboration with a fixed team of subcontractors from the first new construction ensures a clear and smooth process. We know exactly what we need from each other." Jonker talks enthusiastically about the work and the care party: "TMZ employees even invite us to parties with residents, and some of these residents keep an eye on the construction when we are away."

The design was conceived from the care concept of Dura Vermeer Bouw Hengelo, in collaboration with Hans Architecten, says Jonker: "The building is arranged in such a way that employees can work as efficiently as possible. The human factor always remains at the forefront but various technical adaptations support the care in the new building."

The first wing has since been demolished and replaced with new construction.

The new name of the location will be Meulenhof. The new wing will house 55 homes for different target groups: people who need psychogeriatric care and people who can no longer live completely independently due to physical limitations. Some of the homes will consist of one room, others of two-room apartments. There is no longer a gas connection, Kranenbarg explains, but an underground thermal storage system. "The homes will have individually controlled underfloor heating and cooling. Furthermore, as with previous projects, we are working with sustainable materials/products that can take a beating. Of course we want to create a homely look, but with an eye for functionality." Construction began in April 2018 and the expected completion is - on schedule - in March of this year. "We prepared everything carefully. That is now paying off. There is also the advantage of the recurring cooperation with Dura Vermeer. They now know us well and emphatically look with us for things that can be done more efficiently."
