New factory M&G Group is maximally prepared for the future

Sustainable, multifunctional and flexible: the new production and storage site for M&G Group in Assen very clearly shows the strength of Pelecon structural engineers in the field of structural engineering. The Gouda-based consultancy was involved by developer Borghese Logistics at a very early project stage, in order to fit the developer's and end-user's Program of Requirements into the building as optimally as possible. "Our cooperation with Borghese Logistics, architect Mies Architecture and contractor Pleijsier Bouw goes back many years," says Mack Stolwijk, DGA and construction consultant at Pelecon structural engineers. "We know what to expect from each other. Moreover, we are well acquainted with each other's strengths and preferences. Since Pleijsier Bouw, for example, has a preference for steel, we engineered a steel skeleton in combination with a steel roof and hollow-core slabs. A big advantage of this combination is that construction can be done very quickly and directly from the truck."

Flexible construction

"In recent years we have constantly fine-tuned the building structure for logistics buildings in terms of column distances, floor loads and storage heights, for example," Stolwijk explains. "Naturally, we are always adding the latest insights as well as project-specific requirements. What is particularly special in Assen is that the 25,000 m² production hall with crane gantries must also be able to be used as a logistics hall in the future, in addition to the 12,000 m² warehouse. The column layout as well as the height of the hall are fully geared to this. In addition, we have made various preparations for an additional loading pit and dock possibilities."

Sophisticated office design

A second special feature was the 3,000-square-meter office, he says. "Building regulations prescribed a maximum eaves height of 12 meters. To develop a high-quality three-story office, including all installation techniques, within this height was not easy. A solution was finally found in a floor that was as thin as possible, in combination with integrated floor beams. In order to prevent the transmission of noise and vibrations from the production hall, the office is constructively completely decoupled from the hall structure. This takes technical preconditions, usability and comfort to the highest level in this project as well."
