CityPromenade puts living in Nieuwegein on the map

With 452 housing units, 750 square meters of hospitality space and a parking garage for 80 cars, CityPromenade in Nieuwegein is putting the city on the map when it comes to housing options. This project offers a mix of social rental, free-sector rental and owner-occupied apartments. Main contractor Koopmans Bouwgroep is proud to contribute to living in the 'new' Nieuwegein.

CityPromenade consists of several building blocks. Blocks A and C by Syntrus Achmea and Block B by NEOO and Koopmans Ontwikkeling provide a diverse mix of commercial spaces and rental and owner-occupied housing. In addition, Block D, in cooperation with Portaal, paves the way for social housing, making the project contribute to both affordability and urban renewal. A total of 452 apartments will be built, a significant portion of which will feature sustainable solutions, such as green roofs and a CHP system for energy-efficient heating and hot water.

Innovative logistics

What makes CityPromenade special? Not only its size and impact on the city, but also the complexity of its implementation. "We are literally building against the town hall, right next to the town square," explains Johan Kuiper, senior project manager at Koopmans Bouwgroep. This location, right in the heart of Nieuwegein, requires careful logistical planning. Kuiper continues: "One of the biggest challenges was placing cranes in the water. But we also constructed a bicycle loop, for example. After all, Nieuwegein has more cyclists than you think! And of course you want to safely navigate all those cyclists through the city, without hindering the progress of the project."

In addition to the logistical challenges, the project also faces unexpected circumstances, such as the rising prices of building materials. "Concrete and steel have become significantly more expensive. Nevertheless, thanks to good cooperation with the client and our regular subcontractors and suppliers, we were able to ensure solid progress. I have been working with all these parties for years. This has created a great bond of trust," Kuiper said.

The strength of a young team

Another characteristic of this project is the use of a relatively young team at Koopmans Bouwgroep. Kuiper, who himself once started behind the wheelbarrow and worked his way up through the years to senior project manager, sees a lot of value in the fresh perspective of young professionals. "Young people are not stuck in old ways of working. They challenge you to think with them and bring new ideas to the table," he says. 

Toward completion

With the completion of CityPromenade, scheduled between June and November 2025, Nieuwegein can get ready for a new era of urban development. The combination of modern architecture, sustainable solutions and its strategic location in the heart of the city make this project a real gem. "Seeing how the city center is developing, I am convinced that this project will have a lasting positive impact on Nieuwegein," Kuiper concluded optimistically.
