Jan Snel builds 300 future-proof student homes in Eindhoven in record time

Due to the growing number of students in Eindhoven, student housing provider Vestide, part of Woonbedrijf, urgently seeking student housing. Jan Snel managed to deliver 300 modern studios within six months. Modular system construction allowed a vacant lot in the college town to be turned into a student complex at breakneck speed.

Brand new student housing

Students did not have to wait long for the new studios: Woonbedrijf issued the order in June, and the first 66 residents moved in as early as October. In just five months, the modular builder managed to build four blocks of four floors each. The building blocks provide space for 300 studios, a general living room, laundry room and technical areas. Each studio is formed by one unit measuring 3 by 6 meters (18m2) and includes its own kitchen and bathroom with toilet. The student complex is settled at the Berenkuil, within biking distance of Eindhoven's colleges and university.

Flexible long-term solution

The studios will serve at the Bear Pit for the first 15 years, after which a new location will be sought. Jan Snel's modular construction system makes it possible to respond quickly to changing housing needs. Although the houses will be built for fifteen years, the choice for modular construction provides a long-term solution. Because the studios are constructed from units, the buildings are easily adaptable and relocatable. The use of steel walls and concrete floors makes the units suitable for permanent use. By giving the units a second life after 15 years, the project therefore contributes to the circular economy.

Design with consideration for the environment

A special feature of the project is the choice of all-electric construction. That is, the heating and water supply are electric. Not only does this make the units easily movable, it is also a sustainable solution. In addition, the use of solar panels limits the burden on the environment and keeps costs down for residents.

The design also takes into account the load on the environment. For example, the construction of wadis ensures proper rainwater drainage. The wadis easily absorb rainwater into the ground and prevent overloading the sewage treatment plant. In addition, in consultation with the Wasven chosen for different grasses and plants, attracting bees and birds. The project thus contributes to a greener environment and provides a sustainable solution for the future.

Max Smits, project manager at Jan Snel, is very proud of the quick delivery of the student housing: "The speed with which we realized this project is truly unique. Good communication and the will of all parties to act quickly ensured that we were able to build new student housing at lightning speed. Normally it takes at least eight weeks to apply for a building permit, but thanks to the cooperation of the municipality we were able to start after just a week and a half. You don't make that happen very often!"
