From energy label F to A!

The insulation requirements in construction are high. Good insulation, high airtightness and limiting cold bridges are the most important steps in this. The 353 homes in the Lombok district of Utrecht are getting a major makeover. All homes will be upgraded from energy label F to average energy label A. Faay Vianen supplied the ceilings and W'all-in-One® PG60 post-insulating pre-walls.

Vapor retardant film prevents mistakes

W'all-in-One® offers high thermal insulation at a minimum thickness, with permanent thermal efficiency. This system consists of a combination of PIR glued to a 9.5 mm thick gypsum board. The PIR board has a vapor control layer on both sides. This is convenient, as mistakes are still often made in construction with its application. This "total system" is easy to process and certainly helps to reduce
of failure costs.

60 minutes fire resistant

That the Faay GP22 VO ceiling system was also chosen is more than logical. The ceiling has a sound insulation of 55 dB. Applying a suspended ceiling has the advantage that besides sound improvement also the fire resistance of the floor construction is increased. In this neighborhood, the apartments above still have wooden floors. The fire construction  of the ceiling should be such that it has a resistance to fire penetration and flashover of at least 60 minutes. The ceiling thus ensures a safe escape route for occupants in the dwelling above.

Supplied to length

Because of the large volume, Faay can produce the panels to size in this project. The raw materials were also custom produced and delivered by the suppliers.  Significant savings in procurement costs, labor time, material costs and (sawing) waste are the result. Thus, no material loss occurs anywhere in the chain, which benefits sustainability.

Comfortable living

The prefabricated total system combined with the speed of assembly ensures minimal construction inconvenience for residents. Thanks to this renovation, the houses will soon meet the requirements of our time. And that is important for the (future) residents. The homes will go from energy label F to average label A and will be more sustainable, healthier and safer. In addition, residents will benefit in the future from substantial savings on energy costs and they will also stay warm!

Rental housing in self-management

During the preliminary process, a pilot house was realized to test the principle approach and give residents an impression regarding the planned renovation work. After the large-scale maintenance, the houses will be transferred by Bo-Ex to the residents in self-management. The residents will maintain and socially manage their own housing complex consisting of several residential blocks and streets themselves.

Main contractor teams up with co-maker for exterior shell work

For various works on the outer shell of the houses in the Lombok district, contractor Plegt-Vos engaged a co-maker. As is often the case, they chose GB&O from Houten, which can fall back on years of experience and expertise in maintaining and renovating the complete outer shell: masonry and pointing, roof works, maintenance and renovation of window frames, painting and preservation.

"For us, a good start is half the battle. That's why we first listen to our clients and think along with them to achieve a good result," states director Marcel Vink. "As co-maker for Plegt-Vos, we renovate about 350 homes in the Lombok neighborhood. We replace window frames, repair masonry, repair cracks and replace facade anchors. We also install post-insulating pre-walls and fire-resistant ceilings, including the accompanying paneling. For this we use respectively the W'all-in-One® PG60 system and the GP22 VO ceiling system of Faay. We looked at both solutions in detail with our client Plegt-Vos and supplier Faay beforehand."

GB&O has since upgraded more than 40 homes in the district. This assignment is divided into 78 phases, which are seamless and will take over 2 years, until mid-2022.
