Lock house: beautiful but challenging

Commissioned by construction combination VORM and BESIX, the family-owned company is not only providing the sanitary and ventilation installations in the 442 apartments, but also the sprinkler and ventilation installations in the parking garage. In doing so, Van der Sluis Woningbouw BV is faced with various challenges.

"First of all, there is the special construction," says Ronald Bremmer, business manager at Van der Sluis Woningbouw BV. "A huge amount of concrete reinforcement is provided in the building, which has consequences for the mounting of ducts and pipes, for example. In order to properly fit all installations into the floors and walls, our modelers have fully worked out the project in 3D/BIM. In addition, we held regular consultations and class sessions with the building consortium, structural engineer, central heating and e-installer." There is also the limited construction site: "Especially when the finishing phase begins and the number of people and materials on site increases, logistics will become a challenge. Good planning and coordination are then essential. This is something we know how to handle extremely well."

To meet Sluishuis' high sustainability ambition, all apartments will be equipped by Van der Sluis Woningbouw BV with balanced ventilation with heat recovery and a shower channel with shower heat exchanger. "We are also installing the sanitary facilities, drinking water pipes, dirt and rainwater drains," Bremmer said. "Rainwater is efficiently collected in a special tank and used for sustainable irrigation of the planters on the balconies." The ventilation system in the parking garage includes both duct and axial fans, he says. "A heated sprinkler system ensures that any fire is kept to a minimum."
