Better, fast and sustainable go hand-in-hand in new catering wholesale building

At A1 Bedrijvenpark Deventer, Bouwbedrijf Aan de Stegge Twello B.V. is realizing a new delivery service distribution center for hospitality wholesaler Sligro. The building meets Sligro's requirements, BREEAM label 'Outstanding' and has a fast construction time.

"We became involved in this project in the third quarter of 2018," says Aan de Stegge Twello's commercial project manager Evert Veerman. "Sligro wanted a national, unified approach. Therefore, as a reference, we visited a number of previously completed Sligro projects. Then we adopted the construction plans. To this we added our value, in the form of knowledge and expertise, phasing and 3D modeling of the plan."

Design based on processes
Sligro Deventer has an area of 22,500 square meters. Designed by Omni Architects, the building has a clear Sligro signature. "The design is primarily functional and based on the business processes," says Veerman. "For example, Sligro has to deal with chilling, freezing, dry grocery and packaging management, combined with shipping." The building includes a 4,430-square-foot cold store, a 1,900-square-foot cold store, storage areas for dry groceries, assembly and a refrigerated multipurpose shipping area. There are also office spaces on the second floor including workspaces and other areas serving the business process. The 39 loading and unloading docks are located at the front of the building.

BREEAM 'Outstanding'
Sustainability runs like a thread through the new construction project. For example, Sligro deliberately chose A1 Bedrijvenpark Deventer, which is one of the greenest business parks in the Netherlands. Forty percent of the park consists of water and greenery and has no gas connection. Windmills along the A1 provide the energy supply, among other things. Veerman: "The Sligro building meets the requirements of BREEAM 'Outstanding'. Smart, effective and efficient engineering forms the basis for this. We are also applying tangible, proven sustainability measures. These include high-quality insulation, LED lighting and modern, sustainable techniques. For example, the building is heated with residual heat from the cooling and freezing plant."

Short construction time
The execution phase is largely dominated by planning. Delivery to Sligro is scheduled for mid-2019. Calculating back, this meant that earthwork had to start as early as mid-December 2018. "The contracts were not officially signed at that time," says Veerman. "However, we couldn't wait for that. A week after the groundwork started, the piles were already on site, to be processed immediately. The short construction time required us to compress the schedule considerably and keep work running in parallel. Together with our construction partners, plus Sligro's suppliers, we work according to the lean method. We coordinate all work seamlessly and hold a daily stand every morning. Building becomes assembling in this way."

Taking each other to the next level
Meanwhile, the piles and foundation are in place, the steel construction is in place, the cladding and the roof have been installed and the floors have been poured. Inside the building Aan de Stegge Twello is finalizing the finishing touches. Furthermore, hard work is being done to furnish the outdoor area. "Despite the tight schedule, the work is progressing well," says Veerman excitedly. "This is partly due to the good cooperation, in which we lift each other to a higher level. We from 45 years of building knowledge, Sligro from the experience with the previously built branches. The nice thing is that we can continue this cooperation and make it more sustainable. We have now been commissioned to build Sligro Maastricht. Preparations for this are already in full swing."
