Area developer AM has signed an agreement with Vesteda and Van Wijnen to realize a total of 110 apartments in the Goudshof project in Gouda. AM is thus fulfilling the ambition of the municipality of Gouda to realize more affordable rental housing in Gouda. Of the 110 apartments, 72 will be purchased by Vesteda in the medium-price rental sector. The realization is in the hands of Van Wijnen. Construction is expected to start this summer.
It is the policy of the municipality of Gouda that new medium-rent housing is also retained for a longer period of time. To this end, the municipality has drafted the Medium Rent Ordinance, which was recently made available for inspection. In anticipation of the municipality's new policy, AM has already made agreements with the municipality about 12 apartments of the 72 apartments in Goudshof. AM is a forerunner in this respect, as such agreements have not been made on this scale before.
Alderman Rogier Tetteroo is pleased with the result: "This is a Gouda first to be proud of. We want - even in these times - to continue our efforts to accelerate housing construction. This is badly needed to address the housing shortage. We are pleased that AM has also properly discussed this aspect with Vesteda, the party that will rent the homes. With Project Goudshof, they are frontrunners and pioneers where regulated medium-rent housing is concerned, for which all praise!"
Gilbert Kokenberg (director of projects AM Zuidwest) said, "We are delighted that in consultation with Vesteda we have been able to fulfill the desire of the municipality from the housing need, and that in doing so we are making a valuable contribution to this housing shortage.
Pieter Knauff (director of acquisitions Vesteda) complements Kokenberg: "Vesteda believes it is important to invest in rental housing for middle-income earners despite the current uncertain times. The rental market for this specific target group is still far too small in the Netherlands. It is good news for Gouda that another 72 attractive rental homes are being added to the Gouda housing stock."

Goudshof is being realized on the site of the former Sint Jozef hospital in Gouda. This cozy and intimate new housing development consists of 110 apartments, including 38 owner-occupied and 72 apartments in the mid-rent segment, 25 spacious single-family homes and one semi-detached house. The plan area will be developed in phases with the start of the 110 apartments. In phase 2, the ground-level homes will be developed. The construction of these homes is in the hands of BAM Wonen. The single-family houses and the semi-detached houses will have an individual heat pump. The single-family dwellings will have an EPC of 0, partly due to the solar panels.
The homes will be natural gas-free. This means that the homes will be connected to a sustainable heat source. The apartments use collective and/or individual heat pumps. This provides an EPC of 0.4 and minimizes CO2 emissions which contributes to a better climate.
The living areas range from 51 to a maximum of 115 m2. Construction is expected to begin in the summer of 2020 and the first residents will be able to move into the apartments in the summer of 2022.
Goudshof is being realized behind the monumental Sint Jozef Pavilion, on the edge of Gouda's city center. Here future residents will find the tranquility and greenery of a pleasant suburb, but also the dynamic city center with all its facilities within easy reach. Goudshof offers the best of both worlds. The Goudshof planning area comprises the land bounded by Graaf Florisweg, Graaf Adolfstraat, Jan van Beaumontstraat and Dillenburgsingel.
