Jan Snel realizes smart, alternative housing in Lelystad

Jan Snel is going to provide housing corporation Centrada with 152 circular homes in Campus Zuid in Lelystad. Last Thursday, the signing ceremony for this took place. The project, called "Living at LARS," is expected to be completed by the end of 2020.

Qualitative surface

Jan Snel and Centrada are going to build 152 modular housing units divided into three compact residential buildings. These are small, full-sized apartments of about 22 to 36 square meters with one or two rooms. The homes are very completely finished with high-quality floor and wall finishes, window coverings and outdoor blinds. The kitchen comes standard with an induction cooktop and hood. From these homes it is possible to move on to a regular social housing unit, for example.

Pressure on local housing market

In Lelystad, in addition to regular house seekers, other target groups are increasingly unable to find housing. This applies, for example, to people who urgently need another home due to a divorce. These people often have to rely on room rentals. Because the municipality actively enforces illegal room rentals and the resulting nuisance, the need for alternative housing is great.

Durable design

When designing the buildings, sustainable materials and a calm color scheme that matches the nearby surroundings were chosen. As a result, the three buildings do not stand out from their surroundings. All roofs of the houses are equipped with solar panels that are used for the energy supply of all general facilities in the complex. In this way Jan Snel gives concrete form to smarter, faster and cleaner building.

The modular builder is also responsible for constructing parking lots, bicycle parking and green areas. A special feature here is the use of semi-paving in the parking lots. This allows rainwater to be better absorbed into the soil without disappearing into the sewer system. Moreover, the paving is absorbable, making it also circular and reusable at a later stage.

Successful project with an eye for residents

Hans Oosterhoff, Housing Construction Manager at Jan Snel, is very proud of the project, "It is great that we have been chosen to realize this project to perfection. Our solutions offer added value every time, but in this case it is extra special. For example, on the site, between the three residential buildings, there will also be a pavilion with a meeting area. That will soon - together with the design of the buildings - all contribute to the sense of community."

Ronald Gouwerok, Real Estate Manager at Centrada: "We are pleased with this housing product. It is a nice addition to our real estate portfolio and fully meets our requirements. It can be realized quickly, so that the first residents can already move in at the end of this year. And that is nice, because they are often in urgent need of housing."
