The Markt van Matena project will soon be completed. In about eighteen months, Batenburg Bouw & Ontwikkeling completed a residential and retail complex with forty rental apartments and 3,500 m² of retail space. The two residential towers consist of five and six floors, respectively, with luxurious three- and four-room apartments with floor areas between 76 and 106 m². The communal plinth contains a catering facility and stores, whose branches have been carefully selected by the investor. On top of the commercial plinth is a parking roof of 2,500 m².

Residents of the Baanhoek-West neighborhood in Papendrecht are getting their long-awaited shopping complex with the completion of the Markt van Matena project. 3,500 m² of catering and retail facilities will be combined here with two residential towers, comprising 18 and 22 rental apartments respectively. Batenburg Bouw & Ontwikkeling was in charge of the realization. "We are involved in this project as developer, main contractor and end investor. This way we offer a total package, where we have everything under our own control," says managing director Erik Batenburg.
"The original plan was to resell the apartments and stores, but finally we decided to rent everything ourselves anyway. The residential towers provide space for luxurious three- and four-bedroom rental apartments, which we deliver fully finished with kitchen, bathroom and toilet. The tenants only have to take care of their own floor and wall finishes and curtains. The complex also includes a 3,500-square-meter commercial plinth. That surface area was divided into 11 units, with the largest unit for a supermarket occupying half, while the other units occupy between 80 and 300 m² each. They are leased to different parties, such as an eatery, butcher, hair salon and flower store. There are still four units available, but we want to decide for ourselves what type of store is possible."
At the end of 2018, the general contractor started the foundation work. The structure is founded on in-situ piles (vibro-piles), as the soundings showed that the sandy soil was too erratic for precast piling. The entire superstructure consists of a cast-in-place concrete structure with wide slab floors. The store roof consists of a steel support structure with a concrete floor system on top for the parking roof. The Chinese marble and aluminum frames of the store plinth perfectly match the brickwork in the facades of the residential towers. "Due to its location 100 m from the A15 freeway, additional acoustic measures were required. Thus, we integrated soundproof glass in combination with acoustically damping ventilation grilles. Various facade openings were fitted with extra front glass in order to keep out even more noise," says Batenburg.
"In addition, much attention was paid to sustainability. For example, we combined the traditional central heating system with HR+ boilers and high-efficiency glazing was provided everywhere. PV panels were installed on the roofs of the residential towers. Finally, the social safety of the residents was also considered. The main entrances of the residential towers are designed to prevent unwanted persons from entering and the locks and hinges meet the Police Mark Class 2. The parking deck provides secure parking spaces for residents."
Patented floor system for parking roof on shopping center
For the construction of the parking roof on the Markt van Matena shopping center, Zonneveld Ingenieurs was looking for a floor system with low weight and high insulation value. She ended up with Reppel b.v. of Dordrecht, which, in addition to a complete product package for fire-resistant cladding of steel and concrete structures, also supplies steel plate concrete floors, including the OP-DECK® floor system.
This patented insulated concrete floor system is composed of a sandwich panel, EPS profile blocks, field and detail reinforcement and concrete. When the floor system is installed, sandwich panel and EPS profile blocks form the formwork and mold for the T-rib concrete floor, and after the concrete is applied, they take over the thermal and fireproof insulation function of the floor system. An OP-DECK® floor has a thermal insulation value from RC 6 m².K/W and is 90 minutes fire resistant (REI). The white underside can serve directly as a ceiling. "The OP-DECK® floor system has a very low risk of cracking and is partly for this reason a reliable basis for parking roofs, as evidenced by previously completed projects such as De Gaard (Utrecht), Mediamarkt Den Bosch, the Royal Military Police (Rotterdam) and the TU Delft," explains marketing and sales manager Reginald van Dooremalen. "Similarly, in 2013 we were asked to work out a suitable solution for the 2,500 m² parking deck at the Markt van Matena shopping center. Based on the structural requirements and the client's wishes, we worked out the design and delivered the OP-DECK® floor system last year. The installation was carried out by Tullingh & Partners."
Striking window frames and sliding doors for residential and commercial project
In good cooperation with Batenburg Bouw & Ontwikkeling, Aluverre Gevelbouw supplied all aluminum window frames, tilt-and-turn windows, sliding doors and revolving doors for the Markt van Matena residential and retail complex in Papendrecht.
"The color of the window frames is not ordinary, but it matches the masonry perfectly. Moreover, this is our first major project with Kawneer's profile systems," says project manager Ralph Kooijmans. "For the store plinth, we worked with Kawneer to develop a special profile that meets the desired statics for a height of 3.5 meters."
At Aluverre Gevelbouw, which has been developing and producing facade solutions in aluminum and glass since 1985, employees feel comfortable when there are challenges in a project. If they are involved in a project at an early stage, they can think along and follow the entire process: from the initial sketches to final delivery and maintenance.
"During the preparation phase of projects like this, we advise architects and contractors on the right profile and glass, U-value, detailing, construction and structural connections," says Kooijmans. "Since we do the engineering and production in-house, we can be flexible and fast and respond to changes à-la-minute."
