Along one of Venray's access roads, the Maashezerweg, an extensive logistics building with an area of over 53,000 square meters is being constructed on behalf of the David Hart Group. A relatively short construction period of eight months has been set aside for this. A challenge for main contractor Burgland Bouw.
Burgland Bouw is a versatile company that constructs a variety of buildings, including logistics commercial buildings. "But buildings of this size we don't come across them very often," project manager Dennis Mentink and foreman Jeroen Kastelein make clear. They explain that the relatively short construction period of eight months - they started at the end of March, to be delivered at the end of November - required careful preparation. "For that, we involved all relevant subcontractors. We started assembling the steel structure at the end of April, and 18 weeks later the roof and facade were ready. The structural work is now finished and we are in the process of finishing the offices."
Because, among other things, there is a construction site with limited space, materials had to be delivered daily and processed immediately. "The many daily logistical movements demanded and require thoughtful planning," says Kastelein. "For example, there was a period with many 'long' transports. A specific route was chosen for that. Moreover, opposite the construction site is a residential area. In the preliminary phase, we consulted with the municipality and others to see how we could minimize the inconvenience to residents. The municipality is again in contact with the residents about this."
He says that so far everything is going fine. "Thanks to good preparation and the weather being cooperative. Although sometimes it was too hot. Then you can't send people onto the roof. And then you have to pay attention when pouring concrete because it dries faster."

Kastelein points out that no piles were used for the building but it was founded "on steel. There was also a challenge in that phase of the project, the foundations, he says. "There was another building on this site before. That was demolished, but there was still all sorts of things in the ground: half foundations, tree stumps, .... Beforehand, you don't know what you'll encounter." He says the building has a main load-bearing structure of steel and otherwise consists of a concrete plinth with insulated precast sandwich panels above. "For a building of this type, the roof has a fairly high Rc value of 6. LED lighting is used and the roof is leased to a party that installs solar panels on it. Furthermore, the building consists of three separate DCs, there are 63 docks and it has super flat floors. Wall partitions that are 240 minutes fire resistant have been installed between the compartments. A sprinkler system has also been installed."
The offices, Mentink and Kastelein tell us, meet a predetermined standard of quality that the client applies to all its projects. "We apply predetermined colors and materials; there will be curtain walls and concrete gray canopies. The offices complete the work; most of it is already done. Since we are still on schedule, we therefore expect to deliver as agreed on November 29 of this year."
