Terrace and parking lot are more durable and maintenance-free
Contractor Willems Vastgoedonderhoud is a maintenance partner for housing cooperatives, VvEs and healthcare institutions in South Holland. For housing corporation Staedion, Willems renovated the wooden terraces with underlying parking facilities on the Laan van Wateringseveld in The Hague.
Willems Vastgoedonderhoud offers architectural total solutions for the preservation, renovation and maintenance of residential buildings. The company develops new techniques in-house and maintains close contacts with the maintenance industry and knowledge institutes. Project Manager Mark Lentz: "We are at the forefront of sustainability. For example, Willems is one of the few NTA-certified (Energy Performance Advice) maintenance companies."
"With housing corporation Staedion we have been working together for a number of years. We have built a good relationship," says Lentz. "On the Laan van Wateringseveld in The Hague there are wooden terraces with parking underneath. Bilinga parts were used here, screwed to a wooden substructure that in turn rests on a steel structure. The substructure started to rot in the places where the screws had been used. In addition, the terraces and parking lots quickly became soiled." Together with Staedion, Willems developed a plan to solve these problems at 19 homes. "We decided to remove all the wood, both the Bilinga parts of the terrace and the substructure. This is because using wood always causes some kind of leakage downward. The wood was therefore replaced with steel plate, with a concrete floor on top. This, of course, cannot leak or rot. The concrete is finished with Triflex coating, in which flakes are sprinkled for extra grip. The slippery Bilinga parts are a thing of the past and a maintenance-free solution has come in return, so the inconvenience to the residents for the next 50 years has also been limited."
Yet the wood that is removed is all but wasted. "All wood parts that are released are bought by wood supplier Van den Berg hardwood and processed, so that the good parts can be reused for new terraces and other applications." That the old wood will be reused and the new terraces on the Laan van Wateringseveld will be maintenance-free makes this a sustainable project. New LED lighting will also be installed at the parking garages by the firm We-vi.
Work began in January of this year, but in September 2021 Willems already started a trial surface. The complete project was completed before the construction period. "Most people are satisfied with the result, but of course it is annoying to not be able to use a terrace for a while. Good communication is therefore very important. We inform people extensively and Staedion does the same, yet it is sometimes difficult for residents to understand that concrete has to dry for thirty days before we can do additional operations. In the end, they all benefit from the fact that the entire courtyard received an upgrade as a result of this work."
Reppel does more than produce steel plate concrete floors. The company thinks along about the right solution for each project and also provides construction site support. This was also the case for the project on the Laan van Wateringseveld in The Hague.
"Willems Vastgoedonderhoud was interested in our Hody 60 steel plate concrete floors," says sales manager Bob van der Horst. "In such a case, we request the complete and technical drawings, map out what the client wants and give advice so that the client gets the best solution." In this case, Reppel sees not only Willems, but also housing corporation Staedion and the end users as clients.
"We provide floor construction advice and make a structural calculation, detailing the necessary reinforcement and, if necessary, temporary underpinning. The floors are processed by CA-Bouw Bouw Kockengen B.V., one of the specialists in our clientele. Together with this processor and Willems, we sat down to discuss detailing. So the steel was given a zinc Magnelis 310 cladding adapted to the outdoor application. Because the top is actually a garden, details had to be applied such as the slope, rainwater drainage, gutters, and a special edge profile with raised edge. CA-Bouw assembles this and takes care of the connection between the existing house and the floor. We remain involved throughout the process to ensure the best quality."
