The ambition for The View Bay House in 2019 was perfectly clear. It was to be homes with high-end amenities and home automation of the highest possible class. But that posed challenges for Unica Building Projects. During the realization period (2019-2024), the technical possibilities advanced by leaps and bounds. Due to new insights and developments, Unica had to adjust the initial plans considerably.
Unica Building Projects was responsible on the one hand for management and on the other for all technical installations, such as plumbing, plumbing, fire alarm installation and access control. "The management required a helicopter view," says John Voogt, regional director for South-West Netherlands at Unica Building Projects. "Do parking garage, housing and general corridor structures relate logically to each other? What installations are needed here and what is the best place for them? You can leave that to us. We have all the disciplines in-house and can make the picture fit without the support of external parties."
Still, surprises occurred. "In the design, the homes were equipped with super-deluxe control systems," says project manager Bart Castenmiller. "However, these had to communicate with a traditional building management system and an ultra-modern Bringme Box system - a combination of lockers, intercom and home automation - with a totally separate protocol. A realization period of six years (2019-2024) proved too long in the world of technology. We were overtaken by time!"
Now Unica has in-house specialists in engineering and design, project management, installation and commissioning. Voogt: "Our electricians are enthusiastic about their profession, they want to figure things out and learn from each other. They connected all the systems, so The View is now equipped with state-of-the-art installations. It could not have gone better. And Unica is leading the way again. High-end customers have come to the right place!"
