Right in the heart of Rotterdam, near the Koopgoot and Beursplein, stands AIR Offices: a striking redeveloped office building with a rich history. Once serving as a department store, today the building has been transformed into a modern, multifunctional workplace that blends seamlessly with the cityscape. With a new facade that captures the imagination in both technology and appearance.
The complete glass outer shell of AIR Offices was realized by JM van Delft & zn, facade builder from Drunen. At an early stage, even before the contractor was selected, the complex detailing of the facade was considered together with the client. The design called for customization and smart solutions, in which the feasibility and profiling of the curtain wall in combination with pop-out windows were central.
At over 23,000 m², AIR Offices is an impressively large building. In the redevelopment, the existing volume was expanded with a two-story topping, subtly integrated into the whole due to its set-back position. This choice keeps the characteristic Rotterdam streetscape intact. The large glass facade surfaces maximize the entry of daylight and emphasize the connection with the surroundings.
The aluminum frames around the curtain walls refer to the city's distinctive Kraaijvanger architecture. The frames, which protrude up to 60 centimeters from the façade, are structurally anchored to the inner leaf and partially incorporated into the curtain walls. Installation was concealed, without visible screw or cover frames, creating a clean and uninterrupted facade appearance. Technical details, such as the pop-out windows and shadow boxes, are cleverly concealed and contribute to the functional quality without disturbing the aesthetic image. Also special is the roof structure, in which the same careful detailing has been implemented. Here, in addition to the office spaces, there is also the exclusive AIR Skyline pavilion with a panoramic view of Rotterdam.
JM van Delft & zn looks back with pride on its contribution to this project. AIR Offices is a wonderful example of how technology, design and craftsmanship come together in a facade that excels in both function and appearance.
