A new residential complex with 528 apartments, commercial spaces and a green inner garden is being built on Osdorpplein in Amsterdam New West. For the installations, Heddes Bouw & Ontwikkeling engaged the specialists from Bogro.
Bogro has been involved in the project since 2021. "That we joined so early says a lot about the confidence in the cooperation," says commercial director Kevin Duits. "We work together a lot in a construction team with Heddes Bouw. Our employees know each other well and that works well. Especially with a project of this size."
The Osdorpplein city center in Amsterdam New West is under development and will undergo a true metamorphosis in the coming period. On the site of the old district office, Heddes Bouw & Ontwikkeling is realizing the MIX Amsterdam project on behalf of MRP. The design is by De Architecten Cie. The project consists of 528 dwellings, 162 of which are intended for social rent, with a communal inner garden, a public bicycle shed with space for more than 400 bicycles and over 380 additional parking spaces.
The bulk of the installation work is in the installation of the heating and cooling system in the apartments, says project manager Abdel El Faghloumi. "We supply and install the complete installation, with underfloor heating as an output and control per room. Bedroom, living room: everything is separately adjustable." The system is connected to a heat-cooling system. Bogro also realizes this itself in other projects. "So we have a lot of knowledge about that."
In total, Bogro is laying over 300 kilometers of piping. The pace of work is high: fifteen apartments are provided with installations every week. "Therefore, we also have a long preparation process. This preparation is crucial in this kind of project. And once it's up and running, it goes like a train," says El Faghloumi.
A lot of coordination on the technical installations is needed beforehand. "That is why it is crucial to work together with the various parties at an early stage and in a construction team context. This ensures that all installations are coordinated with each other and with the building. Every project is a puzzle, but we do projects like this more often. Our people know how that works."
Building in Amsterdam also requires tight planning in terms of logistics. Supplies for the installations arrive at the construction site via just-in-time deliveries. "Transportation is always a challenge in these kinds of inner-city projects. Everything has to be perfectly coordinated," El Faghloumi explains. "We report our deliveries in advance to the construction site manager of this project." German: "We have our own transport from our workshop, so we are not dependent on third parties and therefore have everything under our own control. In the broadest sense, that is our strength."
MIX Amsterdam is no exception: Bogro works on a variety of projects in residential and commercial construction. From villas to apartment complexes. "No matter what building it is, we can put our specialty into it," says Duits. "We do dozens of projects on an annual basis. On the basis of established relationships as well as good cooperation. That's the strength.
