In three weeks, a new, white coat

Facade renovation with decorative plaster

In the North Holland village of Bergen, a residential house was fitted with new insulated cladding. This gave the owner the desired modern look plus a thermal shell that will eventually allow the house to be off gas. The work was carried out in just three weeks by the professionals of IBS Afbouw.

Client Michel Meij had long envisioned what he wanted to do with the 1934 detached house. "It is a typical house, as there are several in the street. It has brick walls with a cavity of only 3 centimeters. Filling it with insulation material does not achieve much in terms of insulation value and I am not a fan of it anyway. With the wooden beam floor and moisture migrating away, it only causes problems; it's better if it can ventilate. With an insulation package on the outside, that goes very well. I was able to replace the terracotta masonry with a modern layer of plaster, which in time will save on grouting. Simultaneously with the facade renovation, the house received new dormers and new flat tiles, matching the sleek facades."

Welfare

To insulate and finish the facade, Meij contacted Marc Veenstra of IBS Afbouw last April. His solution consisted of a slightly recessed base plate with an EPS plate above it and a finish with decorative plaster from Sto and a color-matched finish with StoLotusan®. "Only drawback is that the facade does become nineteen centimeters thicker on all sides," Meij points out. "That means going through the process for an environmental permit and an assessment from the Welstand. Finally, last January the design including the new roof tiles and dormers were approved."

After the choice of decorative plasterwork and bluestone for the sills had been made and the orders had been delivered by Sto and Haker Natuursteen, IBS was able to erect scaffolding with wind and rain protection in March and begin the necessary demolition work. Veenstra: "First of all, the window frames were cleared, sealed wind and watertight and the lower 800 mm facades were made watertight with a coating. On top of this, a recessed base plate of 16 mm EPS was installed with a start profile with drip edge on top. From here, the facades were post-insulated with 18 mm EPS plates. These were machine sanded and provided with two layers of mortar fabric. After curing, the surface was sanded again to provide an even surface for the decorative plaster. We chose StoLotusan® in a white color as the outer layer. The beauty of this are the slightly shimmering appearance and the self-cleaning effect that makes the dirt bead off with rain."

Energetic gain

The facades are completed with new bluestone sills that contrast nicely with the plaster. "What I really like is the black set-back plinth that makes the house seem to float," says a very pleased Meij. "The neighbors are also enamored with the end result and were amazed at how quickly work was done. In that respect, we look back on excellent cooperation with IBS Afbouw, which keeps its appointments and delivers professional work. For us, the main gain is on the energy front. With the installed HR++ glass and the insulated shell, the house finally becomes comfortable in winter and in summer the heat stays outside. Now I can start thinking about a heat pump and additional solar panels to further preserve my home."
