In the north of Monster, on the spot where gardeners used to grow their fruit, the lively new Boomgaerde residential neighborhood is appearing. The green neighborhood is all about the outdoors, thanks to a wide green avenue, green courtyards and many verandas and pergolas at the front of the homes. Following phase 1A, contractor Van Mierlo and real estate developer Novaform struck the first pile on Oct. 17 for phase 1B, which consists of 37 homes. Underpinning the family homes, townhouses, semi-detached houses, detached villa and townhouse farmhouse are Schokindustrie's prefabricated foundation beams, storage and garage floors.
Since 1934, Schokindustrie has been manufacturing and selling precast concrete products such as precast foundation beams, footings, piles, storage and garage floors and manholes. The company works closely with Vroom Betonbouw for the assembly of the products. In this way, all concerns surrounding the realization of a good foundation are taken out of our hands and a complete foundation is created from one source. "The project in Monster is the continuation of several successful projects from the past," says Jan-Jaap Mouthaan, project manager at Schokindustrie, who looks back on a fine cooperation.
For the construction of the 37 homes in project Boomgaerde phase 1B, Schokindustrie, Vroom Betonbouw and Van Mierlo once again joined forces. "On behalf of Van Mierlo, we provided the engineering, production and assembly of over 225 precast foundation beams," Mouthaan explains. "This is equivalent to approximately 1,100 meters. The precast foundation beams were mounted on the piles and form a solid foundation on which the rest of the homes will be built on."
The major advantage of precast foundation beams is the high construction speed, Mouthaan said. "Also, precast foundation beams benefit working conditions. Especially in our wet climate, it is nice to get out of the construction pit as quickly as possible. The production of precast foundation beams at our production site is weather-independent. In addition, waste on the construction site is minimal."
At Schokindustrie, precast foundation beams are always produced under constant working and climatic conditions, he emphasizes. "To ensure that the foundation beams fit perfectly with the superstructure, the positions for cutouts and utilities must be communicated to us in good time. For example, think of the spar pipes for utilities, rain and wastewater drainage. For Boomgaerde project, we worked out all the beams in 3D and shared them via IFC with the contractor, who took care of the clash checks. This created calm in the project and prevented surprises on construction." In week 48, the final foundation beams were assembled.
Following the foundation beams, Schokindustrie is also supplying and assembling 21 storage and garage floors for phase 1B. "The challenge here is mainly planning," Mouthaan explains. "We prefer to assemble the storage and garage floors simultaneously with the precast foundation beams. After all, the crane can then be used more efficiently."
