With the introduction of BENG and the Quality Assurance Act, the importance of good air sealing has become firmly on the agenda. "Simultaneously, the desire for prefabrication is growing," knows Ruud Robbe, Sales Manager High-rise at Celdex. "As a result of the great labor shortage in the construction industry, it is no longer the price of materials that is decisive, but the savings on labor. Those who build prefabricated buildings can also build considerably faster, under the best labor and climate conditions. This increases both quality and safety, while reducing failure costs to a minimum."
Meanwhile, Celdex sees that energy efficient and prefabricated construction have found each other, creating substantial synergy benefits. "Especially when our 'dry' sealing products are also included," says Robbe. "By integrating air sealing and driving rain sealing already in the prefab construction process, even more speed can be achieved and contractors can excellently meet requirements such as BENG, Zero-Meter, Wkb and BREEAM-NL."
During the BouwBeurs 2025, Celdex will take interested parties through the extensive possibilities of 'prefab sealing'. "In our 75 m2 stand, five new and impressive mock-ups will be built, allowing visitors to see, feel and experience the most common construction situations as well as our solutions," Robbe explains. "With an HSB element and a concrete sandwich element, we will show how Seal4Prefab can easily be used to achieve the right air and driving rain sealing. In addition, we show a cast-in frame in concrete, a roof/wall connection (HSB/CLT) and a frame connection where our Dichtgarant sealing concept takes care of air and driving rain sealing."
With Celdex's Dichtgarant sealing concept and Seal4Prefab sealing system, construction stakeholders have all the essential building blocks to achieve and demonstrate the desired air sealing and driving rain sealing, Robbe said. "With Dichtgarant, we offer a complete concept for serial and industrial construction of ground-level housing, while Seal4Prefab responds to the challenges and conditions in high-rise projects. A great development within this system is our Pre-Seal M foam tape, which has been specially developed for scaffold-free construction with precast concrete sandwich and HSB elements. This foam tape accommodates tolerances from 5 to 35 mm and meets the highest airtightness requirements."
Both concepts include the steps of detailing, consulting, development, production, supervision and quality assurance. Moreover, they ensure rapid application, high comfort and significant improvement in a building's energy performance, air and impact rainproofing and acoustic insulation.
