At the entrance to a wide park and in Rotterdam's upscale Prinsenland neighborhood, an iconic and stylish residential building with 82 luxury suites and penthouses was completed in early May. Residential building Prinsenpark is designed as a stack of terraces, accentuated by the horizontal white facade bands. Between these, Facédo aluminum frames, windows and sliding doors provide a luxurious and transparent appearance and maximum visibility to the outside, while at the same time eliminating noise pollution from the street.
Prinsenpark residential building is the first project Facédo has carried out for developer and contractor Gebroeders Blokland, says Floris Buijs, project manager at Facédo. "And with success, because our cooperation was excellent. Our order included both the window frames, windows and sliding doors of the suites, penthouses and general areas. In total it involved some 3,550 m2 to aluminum window frames. Underlying the frames and windows is the Kawneer RT72i window and door system, while the Kawneer AA 5110 sliding system was chosen for the sliding doors. With this, we have met a Uwindow of ≤1.28 W/m²K."
The aluminum frames, windows and sliding doors are finished in a gray-beige color (RAL 1019), creating a luxurious and warm look and a nice contrast with the white façade bands, Buijs says. "For the glazing, HR++ glass from Pilkington Insulight™ was chosen, with a light admission factor (LTA) of 76 and a solar factor (ZTA) of 49 for the suites and penthouses and an LTA of 82 and ZTA of 60 for the general areas. Combined with the window frames, a noise reduction of up to 30 dB is achieved, so residents do not experience noise pollution from passing traffic."
The construction was carried out very traditionally, with Gebroeders Blokland and Facédo supporting each other in every possible way, Buijs says. "Gebroeders Blokland did everything possible to ensure high delivery quality. For example, the entire construction site was paved in advance." The biggest challenge for Facédo, he says, was in the logistics process and assembly. "Prinsenpark residential building is a stepped building with galleries on the outside, so we had to assemble our frames, windows and sliding doors traditionally. All supplies were placed on the galleries, after which we used double smartlifts to handle the assembly. In this process, Gebroeders Blokland provided the underpinning of the balconies and the vertical transport, so that we could carry out our work properly and safely. The assembly started at the end of February 2023 and at the beginning of October 2023 we already completed our work, to the great satisfaction of our client. Meanwhile, we are in talks about the first follow-up projects."
On Oct. 8, 2023, Facédo participated in the Day of Construction with Residential Building Prinsenpark, which included a presentation on facade technology. In this way, Facédo hopes to enthuse students from various vmbo and hbo schools in the region about the profession.
