To meet the great housing need in Kampen, four residential towers are being built in a beautiful location on the river IJssel. Project Yselmonde offers space for 60 luxury owner-occupied apartments ranging from 121 to 178 m². Whereas Tower 1 was already completed in 2009, Tower 2 was delivered last November. Meanwhile, Breman Hasselt is busy with the installation work of Tower 3 (expected completion: October 2023). In addition, the foundation works of Tower 4 (expected completion: June 2024) started in week 7.
Project Yselmonde is being realized by Mateboer Bouw BV. Commissioned by this contractor, Breman Hasselt is responsible for the building-related installations. The mechanical and sanitary techniques are carried out in-house, while for the electrical installations cooperation has been sought with Linde Kroon Elektrotechniek BV.
In terms of appearance, residential towers 2, 3 and 4 bear a strong resemblance to the tower that has stood along the IJssel since 2009. But there are also clear differences. A new architect has taken a fresh look at Yselmonde's design and adapted the residential towers to the demands of our time. For example, each apartment will soon have a balcony with a view of the IJssel and a 100% gas-free installation has been chosen. Each residential tower has seven floors with two apartments. The eighth and top floor provides space for a spacious penthouse with roof terrace.
"Air/water heat pumps provide the heating and cooling needs in the residential towers 2, 3 and 4," says Walter Snijder, project manager at Breman Hasselt. "Chosen was Nathan's LWD series, which uses the natural refrigerant R290. This makes the heat pumps not only CO2-neutral, but also energy-efficient and future-proof." The heat pumps are connected to the HTD indoor units in the apartments using supply and return pipes. "Underfloor heating was chosen as the delivery system, while a Zehnder WTW system energetically meets the ventilation needs."
The climate installations are monitored and (post)regulated with extensive control technology. Breman Hasselt is also realizing all the water pipes, sewers and sanitary installations in the residential towers. The biggest challenge here is the buyers' wishes, says Snijder. "After all, buyers get to determine their own bathroom, kitchen and toilet equipment." For the PV panels, Breman Hasselt sought cooperation with Energiehuis van Buren, while all the main ducts in the pipe shafts are prefabricated and laid by sister company Breman Installatiefabriek. It is also laying the pipes and associated chimneys on the roofs roof.
