Keeping up the pace. That was the crux of the renovation of the Hoge Namod in Rotterdam-Schiebroek. For IJsselmonde, this meant concretely: Providing 13,000 m² of facade with exterior facade insulation in just 25 weeks.
The Hoge Namod consists of six blocks of flats with a total of 30 porches and 240 apartments. Thanks in part to the exterior wall insulation installed by IJsselmode, the energy label of the flats improved from E/F to A. Also, the homes now have a much warmer, friendly appearance.
"We performed our work on behalf of Smits Vastgoedzorg," says Bas Boere of IJsselmonde. "We were added to the construction team in the preliminary process to help think about a quick, porch-by-portico approach. This was primarily of interest to the residents. They remained in their homes during the work and should experience as little inconvenience as possible." To achieve speed, IJsselmonde deployed 25 men. The trick was to create an efficient construction flow, making optimal use of the repetition in the facade. Boere: "In the preliminary phase, we prepared that construction flow in detail. We also made a test house, to see where we could possibly improve or speed up the process."
IJsselmonde fitted the facades with the Sto Therm Classic exterior wall insulation system. This system consists of an adhesive layer, an insulation package, a fiber-reinforced stress distribution layer and a final finish. The finish coat on the High Namod consists of decorative plaster in a warm color surrounded by a framework of stone strips. "The work lasted from late October 2019 to early May 2020," says Boere. "In the beginning, there was some stagnation, but we more than made up for it. In the end, we achieved a pace of over 600 m² per week - and that with a stormy winter and severe coronagraphs! Thanks to the fantastic cooperation of the residents, but certainly also the hard work of our guys, we delivered on schedule."
