This is how project developer Snijder Vastgoed Ontwikkeling and Bouwbedrijf Kooi are realizing the Bouma Estate project, where a.s.r. real estate purchased 78 apartments. AAS Architects designed a building consisting of two identical towers connected by a parking garage. Each building comprises six floors of apartments and office spaces on the first floor and part of the second floor. The plinth consists of masonry, while the facades of the apartments are done in white stucco.
The Europapark, to the south of Groningen's city center, is in full development. On the Boumaboulevard, the central artery of the area, the Bouma Estate residential and commercial building is currently rising, good for 7,500 m² of residential units, 3,100 m² of office space and a 3,000 m² parking garage. This project will be connected to WarmteStad's area CHP system. "The first steps for this project already date from 2-3 years ago, but recently an additional client was added. Real estate asset manager a.s.r. real estate purchased 78 apartments for the mid-rent segment and 60 parking spaces from Snijder Vastgoed Ontwikkeling. The apartments range in size from 70 m² to 90 m² and will include two bedrooms, a storage room and a generous balcony in addition to living space and kitchen," says Vincent Eefting of Bouwbedrijf Kooi. "Bouma Estate consists of two identical buildings with a total of seven floors. The towers are separate from each other and are connected by the common parking garage, which will be built half-deep in relation to ground level. The residential units will be on the first through sixth floors, while office spaces are provided on the first floor and part of the second floor. That first floor is also raised 1.20 meters above ground level."
This new construction project will be built of concrete structural elements. The plinth, intended for the offices, will be finished with masonry, while the facades of the apartments stand out with a cladding of light stucco. "For the concrete structure, we use both in-situ concrete and precast concrete elements. The concrete piles and foundations were cast in-situ. The first floor consists of hollow-core slabs with a compression layer and all upper floors are realized with cast-in-place wide slabs. The first three floors are supported by columns with beam bases. The round columns are cast in situ, while the square beams are delivered to site prefabricated. The upper floors are constructed of a combination of hollow walls and solid precast wall elements. All apartments also feature a spacious balcony. This lightweight outdoor space consists of a concrete exterior section with a cover tile and is delivered ready-to-use on site," Eefting explains. "Since this building is a stacking of different functions, a great deal of attention was paid to stability. For example, a plan was made to perfectly align the structure of the walls in the apartments with the column structure in the parking garage and offices."
