The luxury apartment complex Résidence Isendoorn Vaassen was built in Vaassen. Van Norel Bouwgroep realized the building, which consists of thirteen apartments and a parking garage for twenty cars.
The building has a special detached location with a view of Cannenburch Castle and was given three front facades, combining different architectural styles. The apartments feature large terrace balconies and are accessed via porch accesses of up to two apartments per floor. Ben Wolters is project manager at Van Norel Bouwgroep: "We have already completed more projects for the client: Onze Bouwmeester in Twello. These are usually luxury apartments with a parking garage underneath and a purchase price of €400,000 to €800,000. These apartments range in size from 140 to 180 m2. Soon we will start a similar project for this client in Twello."
The apartments fall into the more luxurious segment. This is reflected in the appearance of the complex. For example, for the exterior facades, different types of brickwork in two colors were combined with boulder walls. The details incorporate zinc and the roof is slated. "This not only looks nicer, it also fits in with the surroundings. The adjacent castle and church have a similar kind of roof. We are a work-study company and on this project, architecture students from Windesheim University of Applied Sciences came to look at the special facades, among other things."
Construction began in late March 2022 and the contractor hopes to deliver by the end of December 2023. The construction of utilities plays a big role in this. "As long as there is no final power supply, you cannot adjust installations such as elevators and heat pumps. That jeopardizes completion. In this case, it is purely because the utility companies do not have enough people to do the work. So the power grid is not the problem here."
The apartments are sold with buyer assistance. The buyer can see quotes from all suppliers in a digital portal, after which a final price rolls out. Van Norel Bouwgroep then delivers the apartments fully finished. "We have a few viewing moments during construction. Halfway through construction, we walk through the apartment with the buyers to see if the plumbing matches how they envision it. Then we can make adjustments if necessary. At the end of the project there is a measuring moment when the future residents can measure the curtains and floors, among other things. With this project, everything goes very smoothly."
On the roof of the complex are PVT panels. These solar panels are equipped with a "radiator" on the underside. The panel heats up and emits heat to the water, thus meeting the initial heat requirements of the homes. The heat pump in the technical room is also partially heated by this water. "It is a relatively new system. For us, this is the second project where this is applied. Of course, the building is almost energy-neutral, also because of the triple glazing and the insulation value achieved."
